Description and Location
The site is situated in Exwick in an established residential area close to the popular Exwick Heights primary school with easy access to the River Exe and canal basin area, and to open countryside. The site was formerly Exwick Middle School which along with the former Foxhayes school relocated to Exwick Heights Primary School in January 2008. The Foxhayes Infants site is also currently being marketed for sale by NPS with the benefit of outline planning consent for residential use.

The site has a gross area of approximately 1.27ha (3.14 acres), cleared to ground level with the former playground surfaces remaining on site. The land falls quite steeply in parts towards the southern end of the site. Vehicular access is off Higher Exwick Hill from Gloucester Road with pedestrian access to the south and potentially also from the north east corner of the site using the old school footpath route.

The site has the benefit of outline planning consent for residential development subject to conditions and the provisions of a S.106 Agreement.

Method of sale
The property is offered for sale by informal tender. Terms of sale
1. Offers are to be received by 2pm on 19 February 2019.
2. All offers received will be held unopened until the closing date.
3. Email or facsimile offers will not be considered.
4. Offers cannot be accepted by NPS Group either at its offices or by its employees.
5. The Vendor does not bind itself to accept the highest or any offer received.
6. Offers are to be for a fixed figure in pounds sterling and should be given in words and figures. They must not be calculable only by reference to other bids.
7. A 10% deposit to be payable on exchange of contracts.
8. The vendor will aim to notify parties whether they have been successful within 15 working days of the Closing Date.
