DESCRIPTION
The plan comprises of an attractive area of land situated alongside a quiet B-road on the edge of the village of Boughrood. The land has a residential area on one side and open fields on two sides and the quiet B-road on the fourth. Across the road is a wooded area that runs down steeply to the Wye river where there are wonderful views.

LOCATION
Boughrood, coupled with its twin village of Llyswen on the other side of the Wye is a popular residential area with the benefit of a brand new primary school completed in 2018. The village has a charming village shop together with a petrol station, public house, church and the busy village hall which serves the vibrant rural community that surrounds this area. The A470 trunk road is a few hundred yards away giving rapid access to all of the local towns including Builth, Brecon and Hay-on-Wye all within 20 minutes’ drive. This is also a busy bus route with buses to the same locations on a regular basis. The Wye valley is noted for its beauty with wonderful country walks and scenery and the Brecon Beacons National Park countryside a few miles away to the south. In particular Boughrood enjoys quiet country lanes ideal for walking, cycling, riding etc. Nearby secondary schools include Christ College, Brecon together with local authority schools Gwernyfed, Brecon and Builth.

PLANNING MATTERS
The site was allocated under the counted site process for development by Powys County Council in its recent Local Development Plan process. Outline consent was granted on 04/04/18 under reference P/2016/0791 (copy available on request). The development plan shows 15 houses. The 106 Agreement has insisted on 30% affordables. The layout shows mainly executive housing on good size plots which ought to be of considerable value when extracted.

ROAD LAYOUT
The landowner will require an adopted road to be constructed to the rear of the site to enable future access to the field behind in the future for possible developments.
