The property comprises of a large parcel of mature deciduous woodland called Hyons Wood. Access
The Property is accessed along Lumley’s Lane. The access road has been used by the Vendor in excess of 20 years, however the first 170 meters is not included in the ownership of the Property.

Public Rights of Way
There are a series of Public Rights of Way that run through the Property. A Bridle Way runs the length of Lumley’s lane, into Hyons Wood and commences east along the dismantled railway. A public footpath runs adjacent to the woodlands
eastern boundary and a Byway Open to All Traffic cuts across the woodland’s north eastern edge (east to west); this Byway ends and commences as a Bridleway at the stream. Rights, Easements and Restrictions
The property is sold subject to all benefits of rights of way, water, drainage, water courses quasi or reputed easements and other rights of adjoining owners, if any, affecting the same and all existing or proposed wayleaves or other matters registered or other matters registered by any competent authority subject to statute.

Services
There are no services such as water, electricity etc. to the property, however drains run through the property and a natural water supply passes the northern boundary of the property.

Tenure and Possession
The woodland is offered for sale with Vacant Possession upon completion.

Mineral Rights
The mineral rights are owned by a third party who have an Option Agreement until 2036 to take a Lease of the Farm to extract minerals -subject to making royalty payments. The buyer will need to enter into a Deed of Covenant with the Third Party to protect this Option Agreement.

Sporting Rights
It is understood that the sporting rights are included with the property.

Clawback Agreement For Development
There is an clawback provision on the land which is in place until 2036. If planning permission is granted or the land is used for anything other than for agricultural or forestry use then an overage payment is due.

Boundaries
The boundary features between the Subject Property and the Vendors’ retained land will be maintained and repaired by the Vendors. The Purchasers and their successors in title are to be responsible for making good any damage which they (or their tenants, licensees, workers, contractors or agents) cause to the boundary features between the Subject Property and the Vendors’ retained land.
