Planning Permissions

LOT 1 Nine new dwellings
Outline planning permission was granted by South Lakeland District Council (SLDC) on the 17th April 2019 (Ref: SL/2015/0695) for the demolition of farm buildings and erection of nine dwellings with associated landscaping and modified access. The vendors have already demolished the modern agricultural buildings and cleared the majority of the site.

The dwellings have been strategically placed to take advantage of the surrounding views.

LOT 2 Conversion of stone barn
Full planning permission was granted by South Lakeland District Council on the 28th February 2018 (Ref: SL/2018/0847) for the conversion of a redundant Grade II Listed stone barn to two dwellings, including associated landscaping and access. Listed building consent was granted on the 28th February 2019 (Ref: SL/2018/0848).

Conversion one layout would include: Ground Floor: Dining kitchen, study, bedroom one with en suite, utility and WC. First Floor: Living room, master bedroom with en-suite bedroom three, bedroom four and family bathroom. Internally the barn will provide 218 sqm.

Conversion two layout would include: Ground Floor: Dining kitchen, sitting room, three bedrooms all with en-suite facilities. First Floor: Master bedroom with dressing room and en-suite. Internally the barn will provide 180 sqm.

LOT 3 Conversion of Farmhouse
Full planning permission was granted by South Lakeland District Council on the 17th April 2019 (Ref: SL/2017/0087) for the conversion and alterations of the farmhouse to form two new dwellings. Listed building consent was granted on 17th April 2019 (Ref: SL/2017/0088).

House one is part of the main farmhouse and would include: Ground Floor: Family room, dining kitchen, utility, sitting room and porch. First Floor: Master bedroom with en-suite, bedroom two, bedroom three and family bathroom. Internally the house will provide 116 sqm.

House two is located in the cottage section of the current farmhouse and would include: Ground Floor: Dining kitchen, garden room, sitting room and porch. First Floor: Master bedroom with en suite, bedroom two, bedroom three and family bathroom. Internally the house will provide 133 sqm.

Pre-application advice
The vendors have made a pre-application advice request to SLDC to explore the possibility of erecting one or two dwellings on the site instead of nine new dwellings. In summary, SLDC have set out that there may be an opportunity to erect one or two dwellings on the footprint of the modern agricultural buildings as it may enhance the setting of the Grade II Listed barn and farmhouse. Interested parties are to make their own enquiries with SLDC. A copy of the pre application advice is available from the selling agent.

Services
Mains electricity and water are connected to the farmhouse and barn. Interested parties should satisfy themselves with regard to connection and associated costs. Connection at the cost of the purchaser.

Location and directions
Woodend is located in the charming hamlet of Low Biggins, made up of traditional period houses and cottages within a short walk of the ever popular market town of Kirkby Lonsdale.

Kirkby Lonsdale provides an excellent range of local facilities including restaurants, independent shops, pubs, a post office, churches and a Booths supermarket. Desbribed as a "bijou market town" in the South Lakes, Kirkby Lonsdale has taken the top spot as the best place to live in the North West according to the Sunday Times (April 2019). A more comprehensive range of facilities may be found in Kendal, the gateway to the Lake District (13.6 miles) or the University City of Lancaster (14.8 miles).

The area is renowned for excellent schools, with St Mary's Primary and the well regarded Queen Elizabeth School in Kirkby Lonsdale. There are independent schools at Sedbergh, Giggleswick and Lancaster boys' and girls' Grammar Schools.

Woodend is well placed for the outdoor enthusiast with lots of walks, runs, cycling routes from the door as well as the Yorkshire Dales and Lake District National Parks, the Howgill Fells and the Three Peaks (Pen-y-ghent, Whernside and Ingleborough).

For road and rail travel, access to the M6 Motorway is either at junctions 34 or 36, depending on the direction of travel, with the nearest West Coast railway line stations at either Oxenholme (11 miles) or Lancaster (14.8 miles). All mileages are approximate.

To find Woodend from the M6, exit at J36 and head east towards Kirkby Lonsdale on the A65 for approximately 5 miles. As you enter the 40mph zone on the A65 in Kirkby Lonsdale, turn right signposted for Burton and Hutton Roof. Proceed along the road and as the road bears right the entrance to Woodend is on the left hand side. Proceed up the lane to the farmstead.
