Location - Lot One formerly formed part of Two Hoots Farm and is located about two miles west of Bromyard and thirteen miles north east of Hereford. From Bromyard take the Pencombe Road off the B4214. The land is located on the right hand side after about one mile just prior to the equestrian centre.
Lot Two adjoins Lot One and is in separate ownership. One will only be able to purchase Lot Two as adjoining land if Lot One is also acquired.
Lot One (About 78.78 Acres) - The Land is within a ring fence with a shared stone track providing good access to the fields. The land has been in temporary grass for some years but has previously been arable. The well drained fields are a good size with a generally south easterly aspect.
Lot Two (About 21.50 Acres) - Lot Two is a good size and shaped field that is a natural extension to Lot One and has indeed been farmed with Lot One in recent years. Hackley Brook forms its eastern boundary. There is no separate access to Lot Two other than via Lot One.
Tenure - Both Lots are offered for sale Freehold with vacant possession on completion.
Method Of Sale - Both lots are offered for sale by Private Treaty. As Lot One and Lot Two are owned by separate vendors it will be necessary to make a separate offer for Lot Two and not a combined offer for both lots.
Viewings - The land can be viewed at any reasonable time during daylight hours.
Basic Payment - The land is registered with the Rural Payments Agency on the Rural Land Register. The 2018 payment will be due to the vendors unless completion occurs prior to 15th May 2018.
