FOR PEOPLE WHO LOVE THEIR BOATS

Hilton Smythe Commercial are privileged to offer to the market Sandwich Marina.

Our client purchased the site 16 years ago and following a period of ill health has decided to pass on the site by now selling.

The primary option is to sell the complete site as one opportunity, however our client will also consider dividing the site into 4 distinct areas (see site map) and selling individually. This option will come with the caveat that Area 1 must be purchased first or in conjunction with any other areas listed.

Currently the marina provides both moorings and hard standing for leisure vessels both residential and non- residential. This is a year round working Marina, with vessels welcomed by either sea or road, located for either maintenance works of lengthy lay- periods.

Our client offers a full choice of repair/maintenance services, can offer a boat lifting service using their own crane and have their own slipway for both customers and non customers use.

STORAGE

There is a choice of storage options on site including secure containers of various sizes for both short and long term rental.

RESIDENTIAL

There are a selection of plots designated for full time stay, they will consider most types of temporary designed structures, as long as they fit well with others on this site and have excellent on-site shower/toilet facilities including Wi-fi and laundry services.

OPPORTUNITY

We identify the Marina is run to suit our client, who has spent considerable time and money keeping the boating focus and storage use at the forefront of his business plan. We expect any new owner will fully investigate the many options available to significantly increase combined site income, summarised below:

SELL/RENT

The desirable riverside moorings. (Looking at the areas 1-3 on the site map this displays potential 36 moorings)

RE-ORGANISE AND INCREASE THE STORAGE CAPACITY

In particular, the expanisve space available in area 1 to increase rental turnover currently averaging at £230,000.

SELL/RENT

Some of the highly desirable residential plots

Develop many of the current unused areas for expansion and/or site services/leisure opportunities.

Establish a link between the Marina and the highly desirable St.Georges Golf course located across, a new access from the Marina would provide considerable interest for both parties and provide a waterlink from the centre of Sandwich. This potential option could transform the entire area making it highly desirable now.

Hilton Smythe identify there will be significant development within this area in future years and demand for residential space and in particular space around the river will be premium.

Opportunities of this type and location rarely come to the market and we strongly recommend early viewing to appreciate the magnitude of the long term possibilities of the mixed use site.

VIEWINGS STRICTLY BY APPOINTMENT. PLEASE CONTACT HILTON SMYTHE.

Location
The extensive 5 acre plot enjoys clear views of the open countryside with 4 distinct areas that includes secluded moorings, boat storage and holiday accommodation.

The Marina is ideally located directly across from ‘The Royal St. George's Golf Club’ founded by Dr William Laidlaw Purves in 1887 and is consistently ranked as one of the World's most leading courses. To date there have been 14 Open Championships played at the course which will soon become 15, as the club will also host 149th Open Championship in 2020.

This prestigious event attracts the elite players and supporters from around the world who will undoubtedly look to the surrounding areas for both access to the course and nearby accommodation. We believe this interest will directly affect the desirability of the Marina site.

A new housing development is due to start within 100 metres of the Marina consisting of 300 new homes, which have already started, and a further 120 new homes in Sandwich Town, many of which may be looking to purchase/rent a nearby mooring.

The estuary of the River Stour is just a 45 minute journey down river.

The Town of Sandwich

Sandwich itself is a historic Town, steeped in history and charm!  Sandwich was one of the ‘Cinque Ports’ which is now 2 miles from Sea, due to the disappearance of the ‘Wantsum Channel’.  It still has many of the original medieval buildings, including several listed public houses and gates in the old town walls, churches, Almshouses and the White Mill.

Sandwich also gave it name to the bread snack we all enjoy today by way of John Montagu, 4th Earl of Sandwich.  The story goes he did not have the time to have a meal during his long hours playing at the card table, he would ask his servants to bring him slices of meat between two slices of bread, a habit well known among his gambling friends.  Other people, according to this account, began to order “the same as sandwich”, and thus the “sandwich” was born.

The Marina is accessed through the Sandwich Industrial Estate and the new Discovery Park, located just of Ramsgate Road which connects visitors to the nearby A256. The A256 itself connects to both Dover in the South and the A299, A2 and M2 to the North.

The nearby mainline station at Sandwich connect commuters directly into central London, the fastest train time being 1hr 28 minutes. The improved rail links has resulted in a considerable increase in people now living in the area, attracted by the beautiful landscape and period properties. This is very evident in the number of new elite build housing developments and the consistent demand for any land within walking distance of the Town centre.

For this single reason only, we expect those now looking reside close to Sandwich will show early interest in the Marina site for both current and potential future development.
