Full description

Tenure: Freehold

The hotel development site comprises 1.146 hectares (2.831 acres) forming part of the former Harcourt Sands Holiday Park.

The proposal is to include a 63 bed hotel development scheme in the centre of the site overlooking the Solent with views to Portsmouth. Planning permission has been granted for the development of a hotel and no other use (a restrictive covenant will be imposed for this proposed use).

The new estate roads will not be adopted but will be well maintained, along with strategic landscaping, by a new management company to ensure that a high quality of infrastructure is maintained across the site.

A preferred developer has been selected to develop the housing on the remainder of the site and the first phase of demolition and development is scheduled to commence in the Spring of 2017.

Located to the north east of the Isle of Wight between the coastal resorts of Ryde and Seaview, with panoramic views of the Solent and Portsmouth beyond.

The hotel development site is conveniently located within walking distance to Ryde and Seaview in a parkland setting adjacent to Puckpool Park and Appley Park, with immediate access to a beach.

The Opportunity

The proposal is to build a high quality, 5 Star, luxury hotel development within an upmarket residential development.

Development Potential

Harcourt Sands has been a popular holiday destination since the 1960s and the proposal is to include a high quality hotel in the redevelopment. The proposals for the site afford the opportunity to provide a new vibrant tourist facility in a picturesque setting with views over the Solent.

It is intended that all the old Harcourt Sands buildings will be demolished. The large established trees will remain and the landscaping will be enhanced through new planting and the creation of new green spaces.

The site will incorporate new footpaths linking Appley Park, Puckpool Park, the beach front and Puckpool Hill, as well as a new internal road network. The new infrastructure networks, as well as local existing routes, will be modelled by engineers to ensure safe travel through and around the site for drivers, pedestrians and cyclists.

Planning Permissions

Planning permission has been granted for the entire former Harcourt Sands Holiday Park, planning application number and proposal description below: TCP/17977/K, P/00573/15.

Demolition of buildings outline for residential development of 128 units comprising a mixture of one, two, three and four bedroom dwellings, 63 bedroom hotel, provision of car park for Puckpool Park, formation of new vehicular access, works to existing access and landscaping (revised scheme).

The proposed hotel development forms part of the above application. Our instructions exclude the residential development site.
