The site comprises of open grassland, predominantly bordered by woodland. There are a small number of mature trees on the site, with more bordering the south and west and the topography is generally flat. The site is broadly rectangular in shape, excluding the proposed access point to the north of the site. To the north of the site are residential units and gardens, as well as the A25 which runs along the north westerly tip. The site is bordered on the east by a wooded area and Seal Drive; a gated private road which runs parallel to the boundary. To the south of the site is a woodland area, as well as a large residential unit boundary. The west of the site is bordered by a woodland area.


The site is located in Seal, a village and civil parish in the Sevenoaks district of Kent. It is located approximately 2 miles from central Sevenoaks, 17 miles west of Maidstone, 16 miles north of Royal Tunbridge Wells and 17 miles south of Dartford.

Seal is situated to the east of the Sevenoaks district, a predominantly residential area which also enjoys surrounding rural features. Surrounding attractions include Knole Park National Trust and Ightham Mote.

The nearby Sevenoaks station offers a direct line to London Bridge, London Waterloo East and London Charing Cross in 26 minutes, 33 minutes and 40 minutes respectively.

The adjacent A25 to the north of the site connects the area to the M25 orbital which lies approximately 3 miles to
the west of the site.

The A21 runs on a north/south axis, and links the area to major nearby towns of Royal Tunbridge Wells and Tonbridge, as well as smaller rural towns in the High Weald AONB.

To the north east of the site, there are a small range of community amenities in Seal village centre including a supermarket and a library. A far wider variety of retailers are available in Sevenoaks town centre, which offers a mix of local and national stores and is characterised by its thriving high street.

Additionally, an abundance of leisure uses are available in the surrounding area, with several golf, football and rugby clubs and leisure centres nearby. The land is adjacent to the new Weald of Kent Grammar and Trinity schools.
