Situated down a long straight lane seemingly to nowhere, this place is a little slice of heaven. Personally I just like the thought of giving friends directions saying, ‘follow the road until grass starts growing out of the middle and then it’s on the right’.

Originally bought purely as a holiday home, is this luxurious timber framed lodge in the centre and enjoyed his free time. Eventually however, the thought occurred to him that another lodge being available for hire during the periods when he was not in residence, would make his own holidays self funding. Paying yourself to be on holiday….well it’s just Pure Genius!

There are currently two lodges on the site, one sleeps 12 comfortably and the other sleeps four but permission has been granted for a further 5 which it could accommodate easily, without feeling crowded.

We enter the 2.7 (approx.) acre plot into a parking area for several vehicles with a large summer house, currently used for storage of garden equipment, while opposite this is the larger of the two lodges. This is configured as two independent apartments that can sleep at least 12 people combined but can be divided by an interconnecting door. Entering, we find a dining room with a table capable of seating 10 people.

Moving through this room we come to an inner hallway with a wood effect laminate floor where, if we turn right we come to a large and comfortable double bedroom. Further down the hall, this room is mirrored by its twin, while at the end is the luxuriously fitted shower room.

This features a ceramic tiled floor, tiled walls and an enormous shower separated from the body of the room by a full height glass screen. This is complemented by a modern lavatory unit and contemporary corner sink and Just oozes class.

Next comes the kitchen and this is little short of a revelation. To think that this has been conceived as a holiday let is amazing, as it offers all the equipment, space and practicality of a home kitchen. Sadly, you still have to do the cooking…..it may be for holidays but it is not a hotel!!! One of the units also houses the LPG fired gas combi boiler.

Finally there is the lounge. This has a full height ceiling to make it very light and airy as fits the holiday theme and with two large patio door sets giving access to the large decking area, it really does bring the outside inside. For the chillier nights, there is what I can only describe as the mother of all log burners. A splendid free standing unit with a chimney stack climbing straight up through the roof, maximising the heat input into the room and keeping the coldest of toes all toastie throughout the worst of the worst winters. This degree of weather proofing makes for a year-round letting proposition, or perfect comfort for a permanent dwelling.

Access to the other half of this accommodation is either via an internal interconnecting door or its own external door in the opposite side to the principal one. Entering through here puts us directly into the dual purpose lounge/kitchen. The floor throughout this half of the building is in beautiful solid pine planking. This is also the case everywhere else, thus the laminate covering could be removed to reveal something similar. The kitchen, while not as extravagantly equipped as next door, is perfectly adequate for the needs of the intended four occupants and provides a comfortable sitting area for those social evenings.

Next to the kitchen and facing the gable end of the building is the first bedroom. This is laid out as a very comfortable twin or could just as easily be used as a luxurious double. The second bedroom is of a similar size but also features an en-suite lavatory with hand basin

Then we come to the double bedroom. Slightly larger than either of the others and similarly light and airy, this is a very comfortable environment to sleep in.

Finally, there is the bathroom. This is a spacious room, fully fitted out with hand basin, lavatory, shower cubicle and full sized bath.

Moving across the site to the other lodge we pass a large gazebo offering shelter to a BBQ and dining area and a large children’s adventure playground. This shows how prepared the site is for any expansion of the accommodation that a future owner may consider.

A paved patio serves this part of the lodge with table & chairs for that al fresco dining that makes any holiday a special occasion.

Entering the lodge we find ourselves in the fully equipped kitchen/lounge/dining room offering comfort and convenience for a full complement of residents.

At the gable end of the lodge is the bathroom. Well fitted out with ceramic floor and wall tiles this spacious room contains a hand basin, lavatory and large glazed in shower cubicle fitted with a mains fed power shower.

Moving back through the living room brings us to the first bedroom. Although currently configured as a twin, this is amply big enough to be a comfy double.

And finally, there is the master bedroom which while comfortably sized is not too over facing but easily contains all the necessary furniture that makes for a cosy feel.

As I mentioned earlier, this is how it is now. There is permission for a further 5 lodges which could turn this into a highly profitable proposition without losing any of its natural charm with its feeling of space and freedom. Isn’t that what makes for a great holiday?

If this business proposition is run correctly, there is a good living to be had out of this – imagine what this is going to be worth in 20 years time – so an investment that pays for itself to work……if you have the money to buy this, then it’s not rocket science!
