The fields lie principally to the north and west of the farmhouse, divided into 11 enclosures and predominantly level with some parts gently sloping. They provide good grazing and fodder.

LOT 3 – ROUGH GRAZING/HILL GROUND

The Land
The land forming Lot 3 extends to approximately 181.12 acres (73.3 ha) rough grazing / hill ground and is classified as Grade 5 by the James Hutton Institute. It lies immediately to the south of the minor public road and provides predominantly rough grazing with some woodland areas. Lot 3 rises from approximately 130m to 300m above sea level at its highest point.

The hill is north-facing and provides a mixture of reasonable hill grazings, rough grazings, heather and rushes with some excellent areas for out-wintering cattle. There is also a wooded glen with burn running through and comprising a mix of both deciduous and coniferous trees with gorse scrub. Part of the hill is a Site of Special Scientific Interest (SSSI) and we understand a Management Plan is in place over this part of the hill ground with Scottish Natural Heritage (SNH).
