Directions
Leaving the M55 at junction 4, take the first exit onto Preston New Road and then take the first exit

The development site, which extends to approximately 2.5 acres or thereabouts, has the
benefit of outline planning permission under application number 15/0151 for the demolition
of the existing eight timber frame buildings and erection of four new buildings providing a
gross external area of approximately 1,400 square metres of light industrial accommodation
A copy of the planning consent is attached to these particulars.

The plans submitted with the outline application comprise 14 units; each having a gross external
area of approximately 100 square metres. There are four buildings in total, three of which
measure 10m x 40m providing four units in each and one measures 20m x 10m providing two
units. All buildings have an eaves height of 4.5m.

Plans submitted to the Council illustrated the walls to be constructed with a block plinth to 1.5m
clad in yorkshire boarding and green box proile cladding above, the personnel doors and
windows shown as aluminium, steel sliding roller shutter doors on each unit and the roof
shown as dark green box profile roof sheets. This was agreed with the planning officer during
pre-application discussions however it is the purchasers responsibility to submit a reserved
matters application.

The site also has planning permission under application 14/0547 for the change of use of the
eight timber agricultural buildings to light industrial use (class B1c) with ancilliary storage. A
copy of the planning consent is also attached to these particulars.
The vendors are in the process of preparing a scheme to improve the road and create the
passing places in accordance with Condition 7 of application 15/0151 and Condition 12 of
application 14/0547.
