DESCRIPTION

A three storey building of framed construction with brick cladding and pitched, tiled mansard roof. The ground floor comprises three retail units, an office and health centre reception/dispensary accessed from a central walkway with entrance from High Street and the rear public car park.

There is potential to change the use of the upper parts in due course to residential, subject to all necessary consents.

LOCATION

Sandy is located in north east Bedfordshire, close to the Cambridgeshire border, around eight miles east of Bedford and around 18 miles south west of Cambridge. It is around 43 miles from central London. Sandy is easily accessible, with the A1 skirting the western edge of the town and with a railway station on the East Coast Main Line, with the shortest journey time to Kings Cross of 45 minutes.

The town and its catchment are likely to grow substantially in the coming years with 20,000 - 30,000 new homes planned for Central Bedfordshire District, in addition to the 23,000 homes already allocated. This includes a proposed new town at nearby Tempsford (around 7,000 + homes). The proposal to open up a new east west rail line between Cambridge - Milton Keynes - Oxford will also benefit Sandy as its preferred route runs close to the town.

Shannon Court is situated in the High Street, close to Market Square. There is a large, free, surfaced car park located to the rear of the property with access directly into the rear of the building
