Description

Steeped in history, Bron-y-Graig is a luxurious eight-bedroom Victorian guest house with tranquil river and mountain views. The house overlooks mature terraced gardens and is surrounded by woodland with a stone-lined stream, dramatic rockface and mini waterfall. This fascinating courtyard house was built in the 1880’s as the family home of the Sheriff of Denbigh, and has been substantially upgraded with modern facilities complementing William Morris décor.

Bron-y-Graig’s coach-house has been converted into a generous holiday cottage with two en-suite bedrooms, and the outbuildings afford useful fitted storage and workshop.

Location

Bron-y-Graig is situated on the wooded slopes of the Berwyn mountains, at the edge of Corwen, between Betws-y Coed, Llangollen, and Bala. Corwen stands on the banks of the River Dee beneath the Berwyn Mountains and is situated 10 miles west of Llangollen and 13 miles south of Ruthin.

Set in the beautiful Dee Valley, it is the ideal base for exploring Snowdonia, Chester and North Wales' abundant castles and coastline. The Llangollen Steam Railway passes through the valley below from Llangollen all the way to Corwen. The new station is directly opposite Bron-y-Graig, only 200 metres away.

There are currently seven en-suite letting rooms in operation in the main house. The eighth room is currently in use as staff accommodation but is decorated and fitted to the same high standard as the rooms currently being let. All except one room can be offered as twins or double rooms. Four rooms can be arranged as family rooms.

Self-catering holiday cottage:
Across the courtyard from the main house, Bron-y-Graig Stables is normally let as a self-catering holiday cottage. However the two ensuite bedrooms on the upper floor can be let as additional guest rooms. The Stables also has a generous kitchen/diner, utility room, very large lounge and upstairs WC (interested parties could of course also use the cottage as owner’s accommodation).

External Details

Bron-y-Graig is set within approximately one acre of land upon the wooded slopes of the Berwyn Mountains. There is a private driveway from the main road (with good signage) up to the guest house where you can find ample parking. There is an external boiler room, and a large work shop with wood store and garage. To the rear of the property is an old quarry and spring.

• Separate parking for guest house (10 cars) and Stables (3 cars)
• Private owner’s courtyard
• Tiered rose garden with lawns to the front of the house
• Generous greenhouse with shelving
• Large terrace seating area on the site of the Victorian vine house
• Pedestrian access to the rear
• Hillside quarry path with magnificent views over the river and town
• Paved seating area for the Stables
• Secluded upper lawned area
• Seasonally-flowing stream with managed stream bed and culvert

Owner's Accommodation

To the rear of the hotel is the owner’s accommodation consisting of two ensuite bedrooms and a sitting room. There is office accommodation on the ground floor which is is also ensuite and could be used as a letting bedroom if required.

In total the property can therefore easily provide 10 ensuite letting bedrooms (including the cottage).

The Opportunity

Bron-y-Graig comes to the market for the first time in 30 years due to retirement. During our client's ownership the business previously operated as a 4 Star hotel with a fully operational restaurant. However, they have more recently operated the business as a 4 star guesthouse lifestyle operation, producing a net turnover of circa £50,000 for the year end 31 March 2018. This figure could easily be improved upon by increasing the number of letting rooms, reducing owner's accommodation and re-opening the kitchen thus providing an evening menu and potentially returning Bron-y-Graig to its hotel status.

The business currently attracts a high degree of year-round repeat custom from walkers, shooters and tourists. Since converting from hotel to principally bed and breakfast operation, this trade has reduced. With some simple advertising, previous volumes could be achieved. Potential clearly exists for a new owner to increase turnover significantly.

Staff

The business is owner operated with the assistance of three seasonal part time staff members.

Trading Hours

The business currently closes during the months of January and February.

Business Rates

The Rateable Value is £5,300 with effect from April 2017. The business is subject to 100% Welsh Government Small Business Rural Rate Relief. Confirmation of actual business rates payable should be obtained from the local authority.
