The land is relatively flat with the exception of Lot 2 which rises from 24.2 metres above sea level to 64.5 metres above sea level. The land is currently in an arable rotation of winter wheat, oilseed rape spring barley and spring beans.

The land is classified as Grade 3 on the DEFRA Agricultural Land Classification Map. Under the soil survey of England and Wales, the soil type is Holderness which is described as slowly permeable seasonally waterlogged fine loamy soils and similar soils with only slight waterlogging. Travel south from the Humber Bridge along the A15, at the first roundabout take the second exit onto the A18 towards Humberside Airport. Carry on the A18 for approximately 16 miles.
