Description

An elegant and very well presented four storey, detached 14 bedroom Victorian hotel, located close to the centre of one of Northumberland's largest towns. Ideally situated to capture the tourist trade from the multitude of attractions which the area has to offer.

Location

The Coquetvale Hotel is situated close to the centre of Rothbury, one of rural Northumberland's largest towns, which offers a great base from which to explore the attractions of this magnificent county. The National Park, the worlds fourth largest protected Dark Sky Park, lies just a few miles away whilst the superb North East coastline, with its wonderful beaches, historic castles and quaint villages, is within easy reach. Other major tourist draws in the area are Cragside House, Alnwick Castle, Kielder Forest Park, Hadrian’s Wall World Heritage Site while the vibrant, cosmopolitan city of Newcastle upon Tyne lies 30 miles to the south.

Internal Details

On the first floor there is the restaurant and bar which are both very well presented, boasting significant charm and the elevated position allows wonderful views across the town and the hills beyond.

For private dining, parties, meetings, events and weddings, there are two further rooms including the Lord Armstrong Suite, which holds up to 60 guests theatre style or 35 for private dining, and the Hunter Suite, which accommodates 12 for private dining.

The bedrooms, which comprise classic, superior and loft rooms, are on the second and third floors and all are very well appointed with flat screen TVs, and en suite bathrooms. The two superior rooms are the Cheviot and the Ingram, which boast outstanding views, while the classic and loft rooms are also highly impressive.

External Details

There is car parking to the front of the hotel and to the side, a very pleasant raised timber decked terrace, ideal for drinking and dining, with glorious views.

The Opportunity

Our client has owned the business for just a few years, but would like to explore options to sell due to a change in personal circumstances. During his ownership however, he has carried out significant improvements and upgrades to the fabric and cosmetic appearance of the buildings both internally and externally.

Trading Information

Our client purchased the property in August 2016 and to July 2017 his first full year provided a turnover of £358,000 generating profits of c.£30,000 after adjustment for directors salary, internal rent, sub contract labour, depreciation and abnormal/one off property repairs.

In the year to July 2018 trade fell slightly due to the unusually harsh weather in March and April producing turnover of £321,000 and loss allowing for general managers wage and one off/non repeating repairs.

Regulatory

Premises licence
Approved licence for civil marriages and partnerships
The hotel also has a 5 Star Food Hygiene Rating
