Description

The Settle Restaurant and traditional tea room occupies the ground and first floors of this attractive Grade II Listed terraced three storey building, originally two buildings that have been merged into one.

The upper floors being the oldest parts dating back to the early 18th century, as seen from the exposed stonework and vaulted ceiling in the first floor restaurant, with the frontage dating from the 1800’s.

We understand the building has been trading as a café/tea room for 100 years. In 1918, it was known as The Flora Café and before that it was a Public House called The Albion.

Location

Cheap Street, located off the Market Place, is one of Frome’s prettiest streets. The street has retained its historic medieval character, with a leat running down the street, carrying water from the stream beneath St John’s Church.

There is a wide range of independent shops and cafés that Frome has to offer, this narrow paved street allows you to glimpse the beauty of one of the most charming historical and cultural locations in Frome, as well as the character, quirkiness and diversity of its shops and businesses, which attracts a high footfall.

Internal Details

The main dining area can seat up to 48 people, there is an ice cream freezer and refrigerated cake display unit prominently located in the shop window offering a takeaway service.

The first floor landing area gives you access to both the lounge bar and separate vaulted ceiling restaurant which are used in conjunction with the bar as a pre-dinner lounge with comfortable sofas and chairs seating about 20 persons.

The restaurant with its exposed stone walls and high ceiling can seat up to 24 persons and has wheelchair access from Eagle Road. The restaurant is only open at Christmas when pre-booked, usually by the locals.

The ground floor includes dry stores, door to outside covered bin area, good sized commercial kitchen sectioned off into the coffee machine/drinks station, wash up with dishwasher area, main cooking section with a range of stainless equipment, opening to a storage and food prep area and leading to the walk-in fridge and laundry room.

Customer toilets and back of bar equipment are located on the first floor.

Fixtures & Fittings

We are advised that all trade fixtures and fittings at present in the property are included within the sale.

Owner's Accommodation

Stairs to the second floor which was originally the current owners living quarters and consists of a shower room with wash hand basin, former dining room, now an office/storage room leading to a former bedroom with window.

The Opportunity

The owners have been operating this business for over 23 years, deciding to sell for family reasons. The business is a daytime operation, but when our clients first took on the business in 1996, they traded the upstairs restaurant during the evenings for a number of years.

The upstairs was operating as an a lá carte restaurant three evenings a week before the owners decided to wind down and just open during the day time. Therefore, there is scope to re-open the restaurant plus extend the trading hours as well as Sunday opening.

Alternatively, new owners can continue operating the same hours using the same trading name and concept to capitalise on its goodwill and established repeat customer base.
