Kinross is situated in Perthshire, in the north east of Scotland's Central Belt, with easy access available via the M90 motorway, junction 6. Edinburgh is situated an hour south of the town, via the M90 and new Queensferry Crossing. Perth is located 20 minutes' drive to the north, with St Andrews being 45 minutes drive away to the east via the A91. Kinross is also the closest town to Loch Leven, a large fresh water loch, extending to 1300 hectares and home to Loch Leven National Nature Reserve. The area is popular with outdoor enthusiasts, to include walkers and cyclists.

Internal Details

The central hotel reception is accessed directly from the private car park to the front of the main building. The open reception and lounge area provide access to all parts of the hotel, with various seating areas provided. The lounge bar, Jock's Bar, is also open to non-residents and has a selection of popular craft beers on tap. Food is also served in the lounge bar as a more informal alternative to the main restaurant.

Basil's Restaurant is utilised as the main breakfast and dining room, accessed off the central access corridor from the rear of the reception area and caters for c. 80 covers with a selection of moveable furniture. The hotel includes a number of function and meeting rooms, to cater for a wide range of clients. The principal function room is the Loch Leven Suite, which can cater for over 100. The Gairney Room (22) and the Green Isle Room (14) both provide views to the internal courtyard and there is a smaller room, The Boardroom at first floor level to cater for smaller meetings for up to eight people.
