The Merkister Hotel is a small family owned and operated business overlooking Loch Harray on Orkney. A popular destination for fishing, the hotel is contained within a detached two storey property of stone construction, with various extensions having been added over the years.

Location

The hotel is situated overlooking Loch Harray on the West Mainland of ORkney. Orkney is located 10 miles north of the Caithness coast and the Scottish mainland, and is home to a population of approximately 22,000.

The Merkister Hotel is situated 16 miles north west of Kirkwall airport, and a 15 minute drive from the main towns of Kirkwall and Stromness. Loganair provide regular flight services to the mainland to include Aberdeen, Glasgow and Edinburgh airports. A ferry service is available from Kirkwall to Lerwick in Shetland and to Aberdeen on the mainland, with a further port provided at Stromness linking to Thurso on the north mainland.

Internal Details

A conservatory extension is provided to the front of the property, which includes the principal access point to the hotel. A central reception area then provides access to all areas of the property.

The lounge bar is available to both hotel guests and non residents and provides a traditional space to include a selection of seating and a single timber framed bar servery, the room enjoys views over Loch Harray to the west. Skerries restaurant, the principal dining room, is located to the rear of the ground floor level, and again benefits from views over the Loch.

The room is set out to cater for 60 covers with a selection of moveable furniture provided. The ground floor also includes a private residents' lounge, The Fisherman's Neuk, adjacent to the reception area. This room provides a quiet space for hotel guests to enjoy a book or a pre dinner drink. A new commercial kitchen was installed in 2018.

Letting Accommodation

The hotel includes a total of 16 letting rooms, 13 are provided within the main hotel building, with 3 rooms contained within a detached letting block to the rear of the main building. All rooms benefit from ensuite facilities apart from Room 11 which has a private bathroom. Room rates average around £95 (double room) in winter and £170 in the summer months. The Garden Rooms contained within the detached letting block each benefit from a private terrace overlooking the loch and surrounding countryside.

External Details

The hotel sits on extensive grounds overlooking the Loch of Harray, widely regarded as one of the best freshwater lochs in Scotland, hosting numerous international fishing competitions with the loch famed for its brown trout. Gardens surround the hotel with the grounds also incorporating a pier, able to moor the six fishing boats that will also be included within the sale. Private parking is also available.

Owner's Accommodation

There is no owner's accommodation included within the sale of The Merkister, however an adjacent residential property may be available under separate negotiation. The house includes five bedrooms, lounge, kitchen and bathroom.

The Opportunity

The Merkister Hotel was bought by the MacDonald family in 1983 and is now well established and regarded as one of the best small hotels on Orkney. Semi-retirement is the reason behind the sale and the owners will be sad to see their tenure end, after enjoying very high levels of repeat trade, especially from fishing groups who enjoy the superb fishing available on the Loch of Harray. Orkney continues to enjoy high visitor numbers on a year round basis although the summer months are particularly busy, with the occupancy rate between the months of May and September being over 95%. There is opportunity to extend the lounge bar, and also the Garden letting rooms to the rear of the hotel.
