The front elevation is part painted stone and part smooth rendered and painted to include timber framed and double glazed windows, and illuminated signage.

A private car park is provided to the rear with space for six cars.

Location

The Scalloway Hotel is situated on Main Street in the village of Scalloway, six miles west of Lerwick, the capital of The Shetland Isles, and home to Shetland's main port. The population of Scalloway is approximately 1,200. The hotel is the perfect base for tourists and corporate guests visiting the islands, and only 30 minutes' drive from Sumburgh Airport on the southern most tip of the main island. The Scalloway Hotel is the only hotel in the village, which also provides a small number of commercial properties, as well as being home to Scalloway Castle built in 1600, a popular tourist attraction. Regular flights to the main island are provided from Inverness, Aberdeen, Edinburgh and Glasgow via Loganair, with ferry services available from Aberdeen on the mainland and from Kirkwall in Orkney.

Internal Details

Principal access to the hotel is taken from a central door arrangement and recessed vestibule from Main Street. Additional separate access is available directly to the restaurant from the front elevation. A reception area with a desk provides access to the ground floor public accommodation which includes the lounge bar and the dining room. The lounge bar is popular for lunches with local residents and hotel customers, providing a more informal setting. The room is open plan and includes sections of fixed, timber framed and fabric covered seating as well as a selection of moveable furniture, able to cater for 40 covers. A single bar servery is provided with counter and gantry shelving and fridges to the rear.

The award winning restaurant at ground floor is well known across the island and boasts 2 AA Rosettes, the only double AA Rosette restaurant on the Northern Isles. A selection of moveable furniture is provided and can cater for 40 covers. This room is also the main breakfast room for guests. Currently only used for Sunday lunches and evening meals seven days a week.

Ground Floor

A fully fitted commercial kitchen is provided with additional wash room and prep areas. Toilet facilities for guests are also provided at ground floor level.

Fixtures & Fittings

All fixtures and fittings required for the on-going operation of the hotel will be included within the sale.

Letting Accommodation

The Scalloway Hotel includes a total of 23 letting bedrooms, all benefitting from e nsuite facilities. Eleven are provided on the first floor with 12 situated at second floor level. Six rooms benefit from sea views, there are six single rooms, six small doubles and 11 twin or double rooms. Room rates range from £95 bed & breakfast (single room) to £170 for a double four poster room. Each room is fitted to a high standard, bathrooms have recently been upgraded to include under floor heating and new showers.

The Opportunity

The Scalloway Hotel has been privately owned and operated since 2008 and the current owners have now decided to retire. This presents a unique opportunity for a purchaser to take on a well established and popular business, a short distance from the capital of Shetland. The Scalloway is the only Hotel in the village and benefits from both corporate and tourist trade, with the popularity of the Islands benefitting from an increasing worldwide exposure on TV shows such as Shetland, recently aired on Netflix. Scalloway itself has strong wartime Norwegian connections, which brings many tourists from Scandinavia to the village and surrounding areas.

Trading Information

Full trading information will be provided to seriously interested parties once a formal viewing has been arranged.

Development Potential

Plans have been drawn up to significantly redevelop and extend the ground floor section, to include external seating area and retractable awning to the front of the existing lounge bar. Further details will be available from the owners on viewing the property.
