Description

The hotel is a detached two storey and attic property of traditional stone construction, set beneath a pitched and slated roof that includes a large extension to the rear which houses the function room. The hotel sits off a tarmacked driveway and car park, surrounded by attractive gardens. There is one principal access point off the car park which leads to the ground floor reception area. From here, access is taken to all public areas at ground floor and also to the letting accommodation at first floor level via an open timber framed and carpeted staircase.

Location

The Fife Lodge Hotel is situated off Leafy Sandyhill Road on one of the principal routes into Banff from the south, the A97. Situated on the north eastern coast of Scotland, Banff is on the River Deveron which flows into the Moray Firth. The area is synonymous with both the oil and gas, and North Sea fishing industries, being situated 25 miles west of Fraserburgh and 45 miles north of Aberdeen.

Ground Floor

The Montcoffer Dining Room can cater for 24 covers with a selection of moveable furniture provided. The adjoining Garden Room, used as a breakfast room, can seat a further 24 covers. The two rooms are divided by a sliding door so that the restaurant can be opened up entirely if required. To the left of the reception area access is taken through to the Balvenie Lounge bar, where guests and non-residents can enjoy a drink in a comfortable setting. The hotel includes a large function room to the rear of the main building. This can be accessed via a central corridor from the rear of the reception area but it also has its own access from the car park. The Princess Louise Ballroom can cater for wedding receptions from 50 to 200 guests and up to a further 100 for the evening dance.

Fixtures & Fittings

All fixtures and fittings required for the operation of the hotel will be included within the sale

Letting Accommodation

The hotel has eight en suite letting rooms, all situated at first floor level. Seven of the rooms are set out as twin, double or family rooms with the eighth being a suite which includes two separate bedrooms, a lounge and a bathroom. All rooms are fitted to a high standard throughout with TV and tea and coffee making facilities.

The rack rate for rooms varies throughout the year from between £90 and £130 per room per night.

External Details

The hotel is set in large grounds, accessed via a surfaced driveway from Sandyhill Road. A car park is provided for guests to the front of the hotel. Landscaped gardens are provided around the hotel with many wedding ceremonies carried out in the hotel grounds.

Owner's Accommodation

To the rear of the hotel is a 3 bed detached cottage, currently utilised by the owner and senior members of staff. The cottage is held under a separate title and could be made available by separate negotiation, and is not included within the asking price for the hotel alone.

The Opportunity

The Fife Lodge hotel has been independently owned and operated for over 6 years, and is well established within the town. The owner is looking to retire and pass the hotel onto new enthusiastic owners who can continue providing excellent hospitality service to the resident population and larger catchment area. The business is very popular with non-residents for High Tea and the restaurant has an excellent local reputation.

Staff

The hotel is operated with a full complement of staff who will transfer over to a new purchaser under TUPE legislation.

Trading Information

Full trading information will be made available to seriously interested parties once a formal viewing has been arranged.

Planning Permissions

The hotel has private gardens that slope down to the front of the hotel. We have been verbally informed that there was historic planning permission (now lapsed) for the construction of three detached residential properties.

Business Rates

The Rateable Value (2017) is £27,000.

Regulatory

The hotel holds the necessary licences for Civil and Religious marriage ceremonies.
