Braes Farm and its land holdings are situated just west of the Dedham Vale Area of Outstanding Natural Beauty around the villages of Assington, Newton and Boxford. Braes Farm (Lot 1) lies just off the A134 between Assington and Newton which in turn provides main road access to Colchester to the east and Sudbury to the west. The parcels of land (Lots 2 and 3) are located immediately to the north and south of the A134 at Newton and Boxford respectively.

Colchester provides direct main line rail services to London Liverpool Street as well as a range of retail and leisure amenities. The national road network can be accessed via the A12 18.1 km (11.3 miles) to the east whilst London Stansted Airport lies 55.4 km (35.5 miles) to the south west providing domestic and international flights.

Description

The farm land at Newton lies in a compact block to the south of the A134, opposite the junction with the A1071 (to Boxford). It is predominantly classified as Grade 2 on the Land Classification Soil Series of England and Wales with soils being of the Ludford series, a deep well drained fine loam over coarse loamy and sandy soils. The land can be accessed from the public highway mainly from two points; one directly from the A134 just south of the T-junction, and one just south of the village Newton across a concrete pad opposite a residential property, ‘Watkinsons’.

A typical crop rotation of the land includes winter wheat, winter barley, oil seed rape, beans and onions. The land has consistently produced yields of about 4t/acre for first winter wheats, 3.5t/acre for winter barley and 1.7t/acre for oil seed rape. The land has been contract farmed in recent years by a neighbouring farmer with some fields licenced annually for the growing of onions. The onion grower has provided their own water to the land and no abstraction licence nor irrigation infrastructure is available as part of the sale.

The land is registered for the Basic Payment Scheme and all relevant Entitlements will be included in the sale. The land is understood to have been drained but no plans are available.

A public footpath crosses the land principally down the edge of one field.
