PLANNING

Full planning permission (Reference: 3/2016/1128) was granted by Ribble Valley Borough Council on 18th January 2017 for the, "construction of six new dwellings".

The planning consent provides for 6 new semi-detached dwellings, with two parking spaces per dwelling.

Whilst full planning consent has been obtained, it is recognised by the Vendor that a purchaser may wish to amend the approved details to suit their requirements.

The Land is freehold.

ACCESS AND SERVICES

The Land will be accessed directly from Dixon Road, which is understood to be an adopted highway.

Mains water and electricity supplies are available to the boundary of the Land in Dixon Road. A combined foul and surface water sewer is also in Dixon Road.

Purchasers will need to make their own enquiries as to the suitability and capacity of the available services, although plans of the nearby infrastructure are available on the Information Disk.

GROUND INVESTIGATIONS

The Land has been, and continues to be, utilised as Council Depot.

A Desk Top Survey has been undertaken on behalf of the Vendor. The site was found to be suitable for residential development, subject to a layer of clean cover (600mm depth) being provided to garden areas.

An intrusive Site Investigation has also been undertaken on behalf of the Vendor to assess geotechnical conditions.

S106

The planning consent contains various conditions that should be considered by the Purchaser before making any offers. A copy of the decision notice is available on request or via the Ribble Valley Borough Council website.

There is no S106 Agreement to accompany the planning consent.

EXISTING BUILDINGS

Agreement in principle has been reached with the Council for the removal of the existing building and the redevelopment of the premises.

As part of the development scheme, a new building is to be erected by the purchaser for use by the Council. This is shown on the indicative site layout. Agreement as to the occupation of this building has also been agreed in principle.
