The Opportunity

Our clients are seeking a suitable retailer to provide a complementary facility to draw custom from the Academy as well as passing trade.

Trading Hours

The Academy will be open 7 days a week, 8am to 11pm Monday to Friday and 10 am to 11pm on Saturday. The unit is self contained so can open 7 days a week.

Planning Permissions

If required the new tenants will be required to obtain a Premises Licence granted by the relevant local authority. It is a requirement of the Licensing Act 2003 that properties serving alcohol have a designated premises supervisor who must be the holder of a Personal Licence. Prospective purchasers are advised to take appropriate specialist advice.

Regulatory

The premises are to be let on a new 15-year lease. The rent will be £40,000 per annum with reviews every 5 years on an internal insuring and repairing basis. The tenant will be expected to fit out the unit and open within 3 months of completion. The lease will be outside the provisions of the Landlord & Tenant Act 1954. A rent deposit equivalent to 6 months’ rent will be required. Rent is payable quarterly in advance.
