Property Description

Full description

Burleigh Court is a handsome Georgian stone house built in about 1800 and remodeled in the twentieth century by Clough Williams-Ellis, who created the famous 'village' of Portmerion on the Welsh coast. It stands in beautifully maintained grounds and has a wonderful setting with lovely views of the Golden Valley, so called because of the colour of its beech woods in autumn.

With well-proportioned rooms designed for gracious living, it is ideally situated for its present role as an elegant country house hotel, one of only a handful of its size and quality in the Cotswolds.

The hotel's location is excellent, enabling it to thrive on a good mixture of commercial and tourist trade. The Stroud Valley, originally the woollen mill centre of the Cotswolds, is now dominated by light industry, brining prosperity to the area and a good deal of business to Burleigh Court.

On top of this solid local trade, there are the visitors who flock to the Cotswolds throughout a long tourist season and at weekends virtually all year round, some to enjoy the wonderful countryside and others to the many activities available in the region.

Certainly the hotel attracts many visitors who come for the National Hunt horse racing at Cheltenham and the horse trials at Badminton. For golfers, the hotel's owners as well as its guests perhaps, there is the bonus of an intriguing golf course on Minchinhampton Common, just a few hundred yards away.

Our client family have owned the hotel for 15 years and it is run under management at a distance. While there is great affectiown for the hotel, with a young family to look after restricting the input that can be given to the operation, the decision to has been taken that now is the right time to sell the hotel.

The handsome detached property, which is Grade II Listed, is built principally of stone under slate roofs. The accommodation is laid out on ground and two upper floors, plus extensive basement cellars.

PUBLIC AREAS

There is a pillared portico entrance at the front of the hotel with door to the Reception Hall. This is a large room with open fireplace and a Lounge off to one side. Oak panelled Bar, a most attractive room with bar servery at one end, large open fireplace at the other, and windows looking over the garden towards the valley.

Elegant Restaurant seating 36+, a lovely light room with double aspect windows and French doors to the terrace and garden. Terrace Room, a meeting room seating 16-18 boardroom style, with high ceiling and bay at one end with windows opening to the terrace.

LETTING BEDROOMS

18 Letting Bedrooms to sleep 36, all double/twin. The bedrooms, seven of which are in the former coach-house adjoining the hotel, all have en suite facilities, 16 bathrooms and 2 shower rooms. All are comfortably furnished and are well equipped with direct-dial telephone, TVs, tea/coffee making facilities, hair dryer, central heating radiator.

OWNERS ACCOMMODATION

The Lodge house at the end of the drive is currently occupied by the chef and his family (he has bought his own house however, and will move later in the year), and is available by separate negotiation if required. It comprises living room, kitchen/diner, snug and utility room on ground floor and four bedrooms (one en suite) and family bathroom on the first floor plus a large garden and parking area.

OUTSIDE

The hotel sits well in its Grounds, which are a most attractive feature of the property. On one side of the house are the more formal, terraced gardens with stone balustrades and ornamental pool with fountain.

On the other there is a gently sloping lawn with well- stocked flower borders and shrubbery, and a number of mature trees. Putting Green. Heated Swimming Pool. Tarmac Car Park. Log Store. Greenhouse. Handyman's Shed, etc. Approximately 2.5 acres in all (unmeasured).

Kitchen. Still Room, Wash-up. Various Stores. Basement Cellars, Laundry Room. Staff Room. Office.

Stroud District Council. Mains gas, electricity, water, drainage. Gas central heating.

LISTING

AA 3* 82% with two rosettes.

TRADE

Accounts for the year ended December 2016 show net sales at 497,331. The hands off family ownership results in a high staffing ratio which more active management would significantly reduce. With a staff percentage of 35% profits would be in excess of 100,000.

PRICE

1,600,000 for the freehold complete with goodwill and trade contents, excluding personal items. Stock at valuation.

DIRECTIONS

From Cirencester take the A419 Stroud road. After some 8 miles or so, fork left to Minchinhampton. Continue on this road for around 2.5 miles, and then take the right turn signposted Burleigh. The hotel is a few hundred yards down the hill, a short distance after crossing a cattle grid.
