The Opportunity

Our client, the freehold owner, is an experienced multi-site retailer who bought his first store in Doncaster from the Leeds office of Christie & Co over 15 years ago. He took the opportunity to acquire the freehold of this Conisbrough store in early 2016 when the Co-Op group decided to withdraw from operations in the town. Since then, key operational changes have been affected to make it appealing to an independent retailer.

Whilst there is close corporate competition within the town, a hands-on operator should be able to exploit the town centre footfall and position to their advantage.

Staff

The store is mainly staff run with three staff members currently covering around 90 paid hours per week. TUPE regulations apply to the transfer of all staff.

Trading Information

Our client informs us that retail sales are growing and are currently in the region of £12,000 per week, Lottery sales are c.£2,000 per week with PayPoint turnover of c. £2,500 per week. There is a wholesale weekly news bill of c. £300 per week and an external ATM derives a commission income of c.£200 per month.

EPoS data will be made available to interested parties, although it should be noted that our client owns and operates a total of three stores and all have combined accounts.

Currently occupying concessions within the store are a mobile phone repairs shop and a small food takeaway business, which derive £1,000 per month income. Whilst these are on short term contracts, they would also provide a welcome income to any new tenant by subsidising the rent.
