Description

The business is arranged within a substantial four storey, stone built property c.1860.

The hotel is superbly located for tourists looking to enjoy the beautiful Welsh countryside and local outdoor pursuits. The hotel owns 3.5 miles of fishing rights on the River Irfon and a further mile on the River Cammarch which run around the grounds. Anglers will enjoy fly fishing for grayling, trout, chubb and salmon when in season.

Builth Wells is a short drive away and is home to the Royal Welsh Agricultural Society Showground which hosts events throughout the year which attract hundreds and thousands of visitors to the area annually.

The region is also a magnet for outdoor enthusiasts and visitors looking to cycle, hike and play golf or take part in the Alternative Games at Llanwrtyd Wells. Other local events which draw visitors annually include the Brecon Jazz Festival and Hay Festival.

The hotel is ‘dog friendly’ and this alone generates a regular flow of visitors wishing to bring their pet away for a walking break and take in the many lovely walks around the village and surrounding area.

Location

Situated in the village of Llangammarch Wells, in Powys, Mid Wales the property is set in stunning countryside and situated close to the River Irfon . The village is within eight miles of the busy market town of Builth Wells, the Brecon Beacons National Park and just over an hour away from the coast and Aberystwyth.

This historic village is the smallest of the four spa villages of mid-Wales, alongside Llandrindod Wells, Builth Wells and Llanwrtyd Wells. The village is accessed via road and is serviced by Llangammarch Railway Station and a regular bus service.

Internal Details

Our client has extensively refurbished the property since they purchased the business to provide guests with homely and comfortable accommodation.

The ground floor entrance hall benefits from traditional welsh stone flagstones to the floor and opens up into three cosy bar areas (45) and restaurant (30). The bar area is also open to the public who have their own entrance from the street.

The ground floor has two separate conservatories and large terrace with seating for 26 people which overlook the picturesque gardens. Ancillary areas include an office, utility room, toilets and a store cupboard. The main cellar has three additional store rooms and there is another cellar which contains a well.

Fixtures & Fittings

We understand that all trade fixtures & fittings are owned outright and will be transferred on sale.

Letting Accommodation

Guest bedrooms are fully furnished with antique furniture. All rooms have flat screen TV, superfast Wi-Fi access and services trays. The property offers seven super king/twin rooms, two doubles and three family suites over three storeys.

Tariff rates vary and range between £69 for single occupancy, £95 for doubles/twins and £160 for family suites (four people) and £200 (five people). The superior four-poster bedroom is £90 single occupancy and £115 for double.

External Details

The site is c. 2.5 acres and includes a 1.5 acre picturesque landscaped garden, pond, a substantial kitchen garden which provides vegetables for the table and a 1 acre separate paddock. The site offers a large car park for 12 cars to the side and an overflow car park with additional spaces for eight cars with four garages.

Owner's Accommodation

Our client lives onsite and occupies a separate en-suite bedroom in the annexe on the first floor. The owner accommodation is flexible and there are several alternative configurations a new owner could consider. The annexe also provides a laundry room, staff toilet and a drying room for guests.

The Opportunity

Our client has owned the business for over 10 years and have improved the property considerably resulting in being awarded an AA 4* rating and extremely positive reviews on advertising portals and TripAdvisor.

The current owner is now looking to retire providing a new owner the ideal opportunity to drive the business forward. Our client does not currently focus on advertising and there is a definite opportunity to promote the hotel as niche destination for anglers and promote fishing events.

Staff

The business is currently operated by our clients with the assistance of part time staff on a casual self employed basis.
