Description 
This development site is an 'L' shaped level area of land extending to approximately 0.28 ha, flanked by existing housing on its eastern boundary and a single house with pasture behind on its western boundary. It is bounded to the south by a narrow strip of open land bordering an escarpment and railway cutting (approx. 8 metres deep) and to the north by Badminton Road (A432) onto which direct vehicular access is gained. Previously used as a transport depot there remains on the site a few redundant buildings relating to its former use but is otherwise cleared.

Situation 
Located on the edge of the desirable village of Old Sodbury and the Cotswold AONB within approx. 3 miles (5 minutes' drive) of J18 of the M4 and just over 3 miles from Yate train station. Well placed for commuters to Bristol (17 miles), Bath (13 miles) both within a half hour drive.

Planning 
A full planning permission ref 01/3133/F dated 24 June 2004 for the erection of nine dwellings and construction of a new access has been implemented and pre-commencement conditions discharged. Variation of a condition to incorporate modifications to the scheme was approved ref PK/1767/RVC. A S.106 legal agreement provides for two affordable rental units and the construction of an extended layby adjacent to the site. A S38 Agreement has been drafted and a S104 Agreement has been signed. No CIL payment.
