Outline planning permission was granted at Planning Appeal (Ref: APP/E2340/W/18/3200240) for:

The Unilateral Undertaking requires the provision of an Education Contribution (£21,423) and an Affordable Housing contribution. The latter is to be determined, but is to be calculated to equate to the cost of providing the policy level of Affordable Housing on site (which in this case is 20%).

Offers should make allowance for the Education Contribution, but the Vendors will accept offers without provision for Affordable Housing and anticipate further discussions with the Council and the preferred purchaser in due course.

Whilst there are no significant issues affecting development, small scale improvements to on-site habitat are anticipated.

DRAINAGE

A Flood Risk Assessment and Drainage Strategy has been compiled on behalf of the Vendors.

The watercourse to the south west boundary of the Land provides an appropriate point of discharge, whilst the report details opportunities to provide the necessary on-site attenuation.


ADDITIONAL LAND AND OVERAGE

Further land, to the western boundary of the property being sold, is available subject to further negotiation.

The Vendors will require overages in relation to sales prices and total development footprint. Full details will be the subject of discussion with the preferred purchaser.

The purchaser will also be expected to meet the Vendors' reasonably incurred legal fees.
