The vendor will be retaining the access track all the way from the gateway onto Roborough Down to the granite pillars where the gateway into the plot exists.  The vendor will be selling the development site with all necessary and reasonable rights of access to benefit the site from the public highway and across the short stretch of Roborough Down which is also in the vendor's ownership.

Access will be shared with the neighbouring existing dwelling.  The purchaser will have the obligation to make up the last section of currently unsurfaced access track to a specification to be agreed with the vendor.  The purchaser of the site will have shared obligations to reasonably repair, maintain, not unreasonably obstruct and use the track responsibly.  Finer details for this will have to be dealt with by solicitors once instructed.

The vendor will, in principle, agree to grant necessary and reasonable wayleaves for services to benefit the site, subject to the purchaser getting detailed supply and wayleave proposals from the statutory service providers including BT, SWW and WPD.
