Sold STC £125,000

Property Description

Full description

Tenure: Freehold

A rare opportunity to purchase a good size building plot of approx. 0.34 acre with outline planning permission for creation of a single detached dwelling.

The Plot
This attractive garden site sits to the south of Cranford House, where outline planning with all reserved matters for the erection of one dwelling was granted in February 2020. Further details of the planning application can be found on the South Somerset web site using planning reference 19/03015/OUT. The purchaser of the plot will create an access to the site as shown on the plan via the existing boundary wall before the footpath. Please note that the sellers have placed a restriction on the boundary hedge to the west to remain unaltered apart from general upkeep. A special condition of sale will also specify that only one dwelling may be erected within the site.

Situation
The village of Tatworth is some 3 miles to the south west of Chard and 5 miles to the north of Axminster and the plot lies within a Conservation Area. The village offers a good range of local amenities, bus links, primary school, small supermarket/post office shop, public inn and church. Sporting facilities are available at the playing fields, including football, tennis and croquet. Chard caters for all daily needs with a choice of major supermarkets, smaller retailers, educational and leisure facilities and the traditional market town of Axminster benefits from an intercity rail service (London Waterloo). The county town of Taunton is some 16 miles to the north with access to the M5 motorway and the World Heritage Jurassic Coast is within 10 miles at Lyme Regis.

Directions
From Axminster proceed on the A358 in a northerly direction. Pass through the village of Tytherleigh into Somerset and on reaching Tatworth turn right. Take your first right onto School Lane where Cranford House can be found off to your right hand side.

Viewings
All viewings are strictly by appointment. There is currently no separate access to the site.

Agents Note
There are active bee hives on site so please do continue past the taped off area.

Services
We are advised that Cranford House has all mains services connected. Intended purchasers will be required to make their own independent enquiries.

Tenure
Freehold with vacant possession on completion.
