Commercial property to rentThe Albion, Battersby Lane, WARRINGTON, Cheshire, UK
Warrington is a large town in the county of Cheshire. Manchester is located 20.3 miles to the east and Liverpool is situated 20.5 miles to the west — both accessed along the M62 motorway. The subject property is located a short distance to the north of the centre of Warrington.
The property is situated in a mainly residential area. Immediately to the south of the property there is a public park and children's play area.
The public house comprises a three storey detached property with courtyard and former coach house building.
The two buildings are of brick construction with sandstone and terra-cotta dressings and timber framed doors and windows. Both buildings have pitched slate covered roofs. The property dates back to 1896 and is a purpose built public house.
Internally the public house comprises a basement cellar, a ground floor sales, seating and games area. Above the ground floor is the living accommodation over the first and second floors. The first floor provides a large living room, kitchen, bathroom, office and a bedroom. The second floor comprises three further bedrooms and a toilet.
The ground floor accommodation comprises a main bar servery with bar stools on the ground floor with 2 rooms leading off the main entrance/hall area to provide a reading/film room and a seating/live music room. The accommodation has carpeted floors, painted/plastered walls with pendant lights and wall mounted up-lighting. There is a small kitchen to the rear of the seating/live music room which has a none slip vinyl flooring and full height tiled walls. Immediately to the right of the main entrance is a tap/games room which includes darts board, televisions and a pool table as well as a secondary bar servery which is linked through to the main bar area.
The main entrance is off Battersby Lane, however, there is an additional side entrance off Scott Street.
The main entrance leads through to an inner lobby then into the main bar/servery area. Access to the first floor living accommodation is situated in the central bar area.
There is one set of toilets on the ground floor- a female toilet to the rear of the tap/games room and the men's toilets off from the main bar area.
To the rear of the ground floor, beyond a disabled toilet situated at the rear of the main bar servery is the access to the rear courtyard. There is an outside smoking provision in the form of a lean-to shelter. To the rear of the cobbled courtyard is the former coach house which is currently used as storage. We understand that the current tenant is in the process of converting the building to house a micro brewery in part and a small summer bar area in the remainder. The first floor is a former hay store and is empty at present but will be used for storage.
The living accommodation is situated on the first and second floors of the main building. The accommodation is accessed via a wide central staircase leading from the centre of the main bar area. On the first floor there is a kitchen, bathroom and bedroom in a reasonable condition. There is also a large living room and small office.
Both upper floors are mostly carpeted and have pendant lighting, with the exception of the kitchen and bathroom which have vinyl flooring.
On the second floor there are 3 bedrooms and a toilet.
