Location
The area of land is located off Brinsworth Street / Armer Street, Masbrough, approximately 0.13 miles South West of Rotherham Town Centre. The property is located adjacent to the canal.

Description
The land is roughly triangular in shape and is mainly grassed with areas of shrubs/scrubland and self-seeded trees. The land is cut off by live railway lines on two sides and the canal on the third side. The land has both vehicular and pedestrian access via a small bridge off the canal, via a level crossing. There is a small unsurfaced car park on the edge of the site. The land gently slopes across the site with varying levels throughout.

The Council own the freehold interest in the subject land and vacant possession will be granted upon completion of any proposed transaction (once the future of the land has been decided) - whether granting of a commercial lease or community asset transfer or other.

Public Open Space
Please note that the site is classified as public open space. Accordingly, under Sec.123 (2A) of Local Government Act 1972 the Council is required to advertise the potential loss of public open for two consecutive weeks in the local press. It should be noted that this will be required after the Council has made it's decision on the future use of the land. The payment for these costs will be the responsibility of the successful applicant.

VAT
There is no option to tax currently in place for the land and any subsequent rental on the premises will not be subject to the payment of VAT at the prevailing rate.

Expressions of Interest
All expressions of interest must be submitted on the Official Interest Form (which is attached to these particulars) and returned to the Asset Management Service, FAO Estates Manager, Asset Management, Riverside House, Main Street, Rotherham S60 1AE, in a sealed envelope no later than 12 noon on Friday, 13th April 2018
