All INCLUSIVE PRICES 
The simple all inclusive price includes: Office rent, Service charge, Utilities, Parking within secure carpark, High Speed broadband, Office furniture, Weekday reception service, Cleaning, Kitchen facilities and 24/7 office access.

LEASE TERMS 
Flexible leases allow you to move offices as your business requirements change. Rent from just 12 months to 5 years. Standard notice period of one full calendar months notice, unless otherwise agreed, with no exit fees.

SIZES 
Office suites are currently available in sizes that would be ideal for use by an individual up to a team of 6 people. Sizes range from 200 sq ft (suitable for 1 to 2 people), 300 sq ft (suitable for upto 4 people) through to 400 sq ft (suitable for upto 6 people).

LOCATION 
With convenient connections to the M1, M62 and A1M motorways, West Court tenants are only a short drive from Leeds city centre, and can also readily pick up routes most major cities from this greenbelt West Yorkshire location. For public transport users, there is a bus stop within 1 minute's walk on the same road as the offices. The buses run regularly within morning and evening commute times, with buses on the hour throughout the day to various locations throughout West Yorkshire. The town of Castleford is located a ten minute drive from West Court. Castleford train station provides connections to surrounding towns and cities.

BROADBAND AND PHONE 
The office suite rental include business broadband. A 50-50-50 broadband service is provided which includes 50Mb download speed, 50Mb upload speed and 50Gb monthly data allowance. An upgrade to unlimited data allowance is available for £20 per month. A landline can be provided at £16/month with low call charges or £20/month with an unlimited call package. One handset is included in the lease and additional handsets can be purchased at £90 each. All occupiers are provided with a system for monitoring their call usage and charges.

MEETING ROOM  
West Court Offices has a boardroom style meeting room which is available for all tenants to hire by the hour, day or half day. The meeting room includes conferencing facilities and a television which allows presentations to be displayed from a range of devices. Additionally, catering for meetings can be provided by a local food supplier.

BUSINESS RATES 
Business rates are to be paid by the tenant, however due to the size of the suites most tenants will be eligible for 100% Small Business Rate Relief.

VAT 
The costs quoted exclude VAT which will be charged at the standard rate.
