NEWARK BEACON opened in 2007 in response to demands for a Modern Business Centre and is situated on the edge of Newark just 20 minutes’ walk from the town centre and provides quality managed office accommodation and conferencing facilities.

To keep pace with demand, the Council has provided a range of smaller 1-4 person offices and there are now 44 individual offices all with ample data and power points. We have also recently refurbished the shared office suite and conferencing facilities with upgraded AV equipment. The Centre has a reception, kitchenettes, lift, and its own café, which provides a range of hot and cold food & beverages for individuals, meetings & conferences.

Office Room 30 is located on the First Floor of Newark Beacon with a SQ FT size of 1124 and ideal for up to 14 people. Location 
NEWARK on TRENT is a Historical Town in the heart of Newark and Sherwood with excellent transport links including two International Airports less than one hour away. By car or rail the nearest major cities are Nottingham, Leicester, Sheffield and Lincoln. For those needing access to London the East Coast main train line means you can be in the capital in around 1 hr 30mins and to Edinburgh is just under 5 hours. The nearby A1, A46, A614 and A616 give excellent access to the rest of the country.

Deposit 
A deposit of one month's rent plus 20% is required, subject to a minimum of £500.00. The lease must be signed prior to entry into the office. The rent MUST be paid monthly in advance by Direct Debit. The incoming tenant to bear the Council's Legal fees of £250.

References 
The District Council prefers two business references from prospective occupiers however in certain circumstances two personal references may be accepted. If the office is to be leased to a Limited Liability Company then the Directors of the Company are required to act as guarantors to the rent & any other charges incurred. HANDOVER All the necessary formalities need to be completed before an office can be handed over. As a general guide the legal formalities can take between four and six weeks however the Council will use its best endeavours to facilitate earlier entry to the premises. A tenant walk through will be conducted when handing over the office. At the end of tenancy charges may be incurred for painting and carpet cleaning.
