The Local Letting Specialist

    Our Fixed Price Fully Managed service is the complete service for anyone who wishes to rent out their property and have little or no contact with the tenants.

    We are the only agents to offer landlords Fixed Price Letting. This keeps you fully in control of the monthly management fee. The fee we charge you is fixed on the size of your property. 

    One bed = £60 pcm fully inclusive

    Two bed = £70 pcm fully inclusive

    Three bed = £80 pcm fully inclusive

    Four bed+ = £90 pcm fully inclusive

    Once we have found you a  suitable tenant we take care of collecting the rent and all the day to day issues associated with a tenancy. We will organise any repairs and negotiate the renewal of tenancy agreements together with appropriate rent increases.

    When the tenant decides to leave we will check them out of the property and take care of the re-letting as agreed. We are able to swiftly organise any repairs and refurbishment using reliable local tradesmen without any fuss - meaning any void periods are kept to the minimum.

    Our Fixed Price Tenant Find service is a fully comprehensive service for anyone that requires our expertise in finding a suitable tenant but wishes to manage the property themselves.

    We will carry out all the tasks associated with our Fully Managed service up to the day that the tenant moves into your property.

    Once the tenant has moved in you will then be responsible for the rent collection and dealing with all day to day issues and repairs.

    As part of our service we also happily take care of the renewal of tenancy - with no additional cost to yourself.

    One bed = £600 inclusive

    Two bed = £700 inclusive

    Three bed = £800 inclusive

    Four bed+ = £900 inclusive

    At AC letting not only do we have the expertise and experience to find you the right property, we also continue to provide you with first class support during the term of your tenancy.

    Helping you find the right property

    If you are looking to rent a property just contact the office or call in. We will ask you what you are looking for and based on your individual circumstances we will offer you any suitable properties currently on our register. Just remember that new properties come in on a regular basis and if we don't have what you are looking for we will contact you as soon as anything becomes available.

    Once you have found a property to let which matches your criteria, we will conduct a reference check and contact your guarantors if required. We will then register your deposit in accordance with the Tenancy Deposit Protection Scheme.

    On the day you move in, we will provide an inventory and verify the condition of the property. You should check this carefully as soon as you receive it as this helps to protect both you and the landlord over the course of the tenancy.

    How can we help?

    In addition to offering a thorough service prior to you moving into your new home that adheres to all of the relevant legal requirements, we are dedicated to assisting you throughout your tenancy.

    If your landlord has chosen to have AC Letting manage the property and you experience a problem - such as a power failure, the breakdown of a property appliance or a security issue - our team will be on hand to help.

    Once we are made aware of any issues in a rented home that we manage, one of our team will immediately seek approval from the landlord for the necessary works to be completed.

    We are also on hand to assist should you either wish to renew your tenancy or give notice to leave in accordance with your tenancy agreement.

    Prior to working at AC Letting I was a communications engineer for the Royal Navy. I now have over ten years experience in letting and I particularly enjoy the challenges each day brings. 

    My role is quite varied and is split between administrative office tasks and coordinating the repairs and maintenance  which can seems endless. Luckily we have some great tradesman on board which makes my job so much easier.
