When applying to rent a property through Abode Property Agents the Tenant application fee will be:-
£180 (£150 plus VAT) for the first applicant
£120 (£100 plus VAT) for each applicant thereafter
Guarantor application fee is £60 (£50 plus VAT)
Company Application fee £300 (£250 plus VAT)
Abode Application Fee includes referencing, identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability. As well as contract negotiation (amending and agreeing terms), arranging the tenancy, tenancy agreement and schedule of conditions/inventories if compiled.
DURING YOUR TENANCY
Addendum/change during tenancy at tenants request - £60 (£50 plus VAT)
Contract renegotiation, amending terms and updating the tenancy agreement during your tenancy.
Rent late payment fee/failure to cancel standing order - £24 (£20 plus VAT)
When rent is received late or received late as a result of the standing order not being cancelled.
Renewal Agreement fee - £78 (£65 plus VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy agreement.
Abortive Visit Fee - £48 (£40 plus VAT)
When a property visit is arranged but we are unable to carry out due to access being refused or as a result of the tenant not being present prior to arrangement.
ENDING OF TENANCY
Early Termination Fee - £120 (£100 plus VAT)
Payable when a tenant wishes to terminate the agreement prior to the end of the tenancy (subject to the Landlord's agreement and associated related costs).
Fee for arranging remedial works following final inspection - £72 (£60 plus VAT)
Where Abode are involved in arranging works following the tenants vacation as a result of the tenant not fulfilling their obligations under the terms of the tenancy.
TENANTS' GUIDANCE NOTES
It is a requirement that references are taken on all parties aged 18 or over who will reside at the property as the Tenant(s).
We will also ask for two forms of ID:
- Proof of residency - this must be where you currently reside and dated within the last 3 months.
This could be in the form of a bank statement, utility bill or council tax statement.
- Photographic ID - copy of passport or driving licence.
If a Guarantor is required, they too must be referenced accordingly and asked for two forms of ID as above.
Should the Landlord decide not to go ahead with the transaction, through no fault of the tenant, the application fee can either be returned in full or transferred to a new property. However, should the references fail through either adverse credit history, bad reference from previous Landlord or if the Tenant decides not to go ahead with the property then the application fee will not be returned. We would, therefore, suggest that prior to paying the application fee the Tenant should make checks with the various agencies to ascertain whether they have good credit.
Abode will continue to market the property whilst referencing is taking place, however, the tenancy will not be offered to anyone else unless the prospective tenant withdraws, or their references are unsatisfactory.
