    Robert Lewis BSc CEng FNAEA MARLA Managing Partner

    Robert opened the Mildenhall office in 2001 and in a short space of time has turned Balmforth from the smallest agent in the town to the largest, occupying a prime town centre location. As a Fellow of the National Association of Estate Agents (FNAEA), Association of Residential Letting Agents (MARLA) and a chartered engineer (BSc CEng), Robert combines academic and professional qualifications with a wealth of experience. Robert also oversees the Sales Progression of the properties. As well as running the business, Robert has an active role in the sales side and carries out some of the property valuations, as well as pursuing most of the larger development sites.

    Susanne Lewis - Partner
    The wife of Robert, Susanne has worked for Balmforth since 2001 variety of roles. She currently oversees long term marketing strategies, social media, website support and document template settings. Susanne prepares all our marketing materials which are put together in-house and promote the extensive services that the business offers. In addition, Susanne also carries out the purchasing functions for the business, as well as behind the scenes support for the many and varied requirements of this business size and type.

    Chris Mullender - Director of Rentals
    As our longest serving member of staff, joining Balmforth in the Autumn of 2003, Chris is a fundamental part of the team and has extensive experience in all aspects of our rental business. Chris oversees all aspects of the ever-expanding rental business with emphasis on our rental management software and the management of landlords, in addition with resolving legal and regulatory matters. Chris also carries out all of our rental valuations and handles all landlord and contractor payments.

    Rebekka Stephenson - Rental Manager
    Having worked at Balmforth since the Summer of 2011, Rebekka brings an invaluable wealth of experience to our busy rentals team. Rebekka has a broad and extensive knowledge of the rental checkout process along with its complex requirements and need to meet TDS regulations which she carries out. In addition, Rebekka oversees repairs for our rental properties, carries out all checkouts and deals with general queries from landlords.

    Emma Bassam - HR Administrator
    Emma initially started work at Balmforth to help cover Saturday work, but this has grown considerably and for the last few years, she has worked as a sales administrator assisting in the valuation preparation and setting up of the property files. In the Summer of 2020, Emma moved to her current position and now handles personnel, HR and recruitment. In addition, Emma carries out many support functions for the Partners and Directors. She also works to ensure Balmforth's compliance with a multitude of regulations, including GDPR and the need to train all staff across the spectrum of Property related legislation.

    Teresa Chambers - Accounts Administrator
    Having worked in the legal profession for over 12 years, Teresa joined Balmforth in the Spring of 2012 and now undertakes most of the account administration. This involves the daily bookkeeping work for the general operation of the business together with the operation of the client accounts and rental monies on the letting side of the business.

    Megan Gillingham MNAEA-Snr Sales Valuer Negotiator
    On Maternity Leave - Megan joined our growing team in the Summer of 2013. Having previously worked on the rentals side of the business, Megan now has the role of Senior Sales Valuer & Negotiator and is based in our Mildenhall office. Megan carries out the majority of our sales valuations, together with sales viewings and negotiations. Having qualified as a member of the National Association of Estate Agents (MNAEA), Megan brings a breadth of qualifications and experience to the team. Megan works closely with Robert on both general sales listings and the many new homes sites that we deal with.

    Matt Barton - Sales Valuer 
    Based in our Mildenhall office, Matt joined our team in the Summer of 2016. Initially Matt started on the rentals side of the business as a letting's negotiator, until the Summer of 2020 when he moved to the sales team and took up his new role as Sales Negotiator. In addition to general sales viewings and negotiations, Matt has additional responsibly for specific areas including Isleham Marina and new sites. Matt's role in the sales department has continued to progress and he is now Sales Valuer with a senior role encompassing overall responsibility for valuations and listing. Matts confident and outgoing nature means that he quickly builds an excellent rapport with purchasers and vendors alike..

    Gavin Cox - Senior Negotiator (Com. & Res.)
    Gavin joined the Balmforth Sales team as a Negotiator in the Autumn of 2021. Gavin has lived and worked in the area his whole life and therefore brings a wealth of local knowledge. Gavin has considerable experience in financial services, which supports his sales role. As well as working on general sales, Gavin has specific responsibilities for the expanding commercial property division and sites coming on stream, which includes our substantial new park home sales. In addition, Gavin is our licensed drone pilot and provides exceptional imagery for our many sites and prestigious properties. At the beginning of 2025, Gavin became Senior Negotiator for Commercial and Residential.

    Charlotte White - Sales Negotiator
    On Maternity Leave - Charlotte initially joined Balmforth's rental team in July 2015 before moving over to the Sales team as a Negotiator in the Spring of 2018. Charlotte is currently office-based, working in our Mildenhall office and the main part of her role is the progression of sales and carrying out the very important role of liaising between Vendor, Purchaser and associated Solicitors, to ensure a smooth transaction. In addition to this, Charlotte also assists with applicant management and other sales related administration, and assisting Robert on specific projects.

    Jordan Faulkner - Sales Negotiator
    Jordan joined Balmforth in 2018 and was a member of our rentals team based at our Lords Walk office. Jordan processed rental leads, carried out viewings, negotiated with tenants and landlords as well as processing the initial application. In addition, he carried out the base inspections and prepared inventories. In the Autumn of 2024, Jordan moved over to our sales team as a Sales Negotiator. He is now responsible for the carrying out of viewings, sales negotiations and the listing take on process. Jordan's experience in the property sector, along with his calm and professional manner, makes an immediate impact with our clients.

    Sue Williams - Sales Administrator
    Sue joined Balmforth at the beginning of 2025 as Sales Administrator. Having already worked in this role locally and living in the area for numerous years, Sue brings a wealth of knowledge and experience to Balmforth. Working in our Mildenhall office, the main part of her role is the progression of sales and carrying out the very important role of liaising between Vendor, Purchaser and associated Solicitors, to ensure a smooth transaction.     Angela Hunt - Sales Administrator
    Having joined our busy Sales team in 2022 Angela assists with general sales and administration functions, in support of the sales negotiators. Angela has an in-depth local knowledge having lived and worked in the area her whole life. With our office open seven days a week, Angela is assisting with weekend coverage and boosting staff levels during the busier parts of the week. Angela's role includes dealing with leads, assisting with viewing appointments and follow ups as well as helping with the general sales documentation.

    Elsie Palmer - Sales Administrator
    Elsie joined our team in the autumn of 2024 having lived locally all her life. She attended Mildenhall College, then completed an apprenticeship in Estate Agency Customer care and joined us with three years' experience in the property market. Elsie's role involves property listings in which she has assisted in streamlining and improving the process to ensure our listings are of the highest quality. In addition to this Elsie arranges contractual paperwork, as well as other general sales administrative duties.

    Sue Smith - Senior Rental Administrator
    Sue joined Balmforth in the summer of 2013 having had an extensive background in both education and general administration. Sue's main job role is dealing with our lease signing process based in our Lord's Walk office, giving invaluable support for prospective tenants which ensures the lease signing process progresses smoothly. The lease signing process encompasses a wide variety of functions to include application processing, referencing as well as ensuring that the documentation meets the appropriate legal requirements.

    Steven Amoss - Senior Rental Negotiator
    Having joined us in 2020, Steven has gained considerable experience in this position enabling him to guide and assist prospective tenants to secure the property of their choice. Steven processes rental leads, carries out viewings, negotiates with tenants and landlords and processes the initial application. In addition, he carries out the base inspections and prepares inventories. Steven's friendly and outgoing nature ensures that he very quickly builds an excellent rapport with landlords and prospective tenants alike.

    Anna Flynn - Rental Negotiator
    Anna joined our growing rental team in the Autumn of 2024 and is based in our Lords Walk office adjacent to the USAF Lakenheath gate. She has lived all her life in this region and has a strong understanding of the local area. Having studied Geography at university she then qualified as a Meteorologist, providing her expertise and technical support for the British Military. Prior to this she also worked in relocation services for the USAF. As a rental negotiator, she therefore adds to the capabilities of our rental team in our letting services to both the USAF and UK rental market.

    Natalia Wierzynkiewicz-Senior Rental Administrator
    Natalia originally joined Balmforth on a work experience placement from Cambridge City College in 2013. At the end of her college placement, she continued to work part-time undertaking special projects for the business. In the summer of 2014, she was appointed to a permanent position for the listing of our rental properties. Her IT skills and background across various aspects of the business, has now led her working on various projects covering the IT elements across the various platforms and software necessary to support the business.

    Bianca Amoss - Senior Rental Administrator
    Bianca joined us in the Autumn of 2018 and now has a vast experience of working in our busy and fast paced rentals team. With Bianca's broad range of knowledge of our rental properties, she is perfectly placed to carry out property checks for our Landlord's, list rental properties and carry out a range of other administration duties within our rentals department. Bianca has a key role in ensuring all our documentation is compliant, as well as assisting in many of the functions for the smooth running of the office. In addition, Bianca will be assisting with rental valuations.

    Polly Patterson - Rental Administrator
    Polly joined Balmforth in January 2017 and is one of our most experienced administrators within our busy rentals team. In the Spring of 2023 Polly joined our sales team as a Sales Administrator and with her knowledge and experience she was able to step straight into her new role. Polly's role involved property listings in which she had assisted in streamlining and improving the process to ensure our listings are of the highest quality. In the Autumn of 2024 Polly returned to the rental team, based in Lords Walk, to assist with the lease signing process, processing rental leads and other valuable rental administration duties. These functions involve liaising directly with tenants and landlords, as well as the USAF housing office, to make sure the process is run as smoothly and efficiently as possible.

    Flip Miller - Rental Administrator
    Flip joined our busy rentals team in early 2021, as a Rental Administrator. Her main functions include administering the correspondence with utility companies, assisting with organising repairs for our rental properties together with general rental administrative duties. Flip brings a wealth of office administration experience, as well as being a local personality on the local radio station, Zack FM.

    Tiffany Foley - Rental Administrator
    Tiffany joined our team in the summer of 2021 to help out in our busy rental department. Tiffany has lived and worked locally up until 2023 where she relocated to America. However, Tiffany continues to work as part of the Balmforth team from the United States and has an Air Force background which brings an extra asset to our rental business which is predominantly to the USAF. As well as assisting with our 'out of hours services', Tiffany also covers general rental administration including rental listings, and some of the property repair functions. In addition, she provides support functions for the sales listings on the larger sites.

    Skye Simmons - Rental Administrator
    Skye joined the Balmforth team in the spring of 2023, primarily in a rental administration role. Her family background is in development, and this has given her the perfect introduction to Estate Agency. As well as performing general rental duties, Syke carries out much of the rental photography, property measurement and floor plans. She has also assisted greatly in converting all our sales files to "paperless" and is continuing with this function on other aspects of the business. She also supports our sales activities on the larger sites we undertake.

        Robert Lewis BSc CEng FNAEA MARLA Managing Partner

        Robert opened the Mildenhall office in 2001 and in a short space of time has turned Balmforth from the smallest agent in the town to the largest, occupying a prime town centre location. As a Fellow of the National Association of Estate Agents (FNAEA), Association of Residential Letting Agents (MARLA) and a chartered engineer (BSc CEng), Robert combines academic and professional qualifications with a wealth of experience. Robert also oversees the Sales Progression of the properties. As well as running the business, Robert has an active role in the sales side and carries out some of the property valuations, as well as pursuing most of the larger development sites.

        Susanne Lewis - Partner 
        The wife of Robert, Susanne has worked for Balmforth since 2001 variety of roles. She currently oversees long term marketing strategies, social media, website support and document template settings. Susanne prepares all our marketing materials which are put together in-house and promote the extensive services that the business offers. In addition, Susanne also carries out the purchasing functions for the business, as well as behind the scenes support for the many and varied requirements of this business size and type.

        Chris Mullender - Rentals Director
        As our longest serving member of staff, joining Balmforth in the Autumn of 2003, Chris is a fundamental part of the team and has extensive experience in all aspects of our rental business. Chris oversees all aspects of the ever-expanding rental business with emphasis on our rental management software and the management of landlords, in addition with resolving legal and regulatory matters. Chris also carries out all of our rental valuations and handles all landlord and contractor payments.

        Rebekka Stephenson - Rental Manager
        Having worked at Balmforth since the Summer of 2011, Rebekka brings an invaluable wealth of experience to our busy rentals team. Rebekka has a broad and extensive knowledge of the rental checkout process along with its complex requirements and need to meet TDS regulations which she carries out. In addition, Rebekka oversees repairs for our rental properties, carries out all checkouts and deals with general queries from landlords.

        Emma Bassam - HR Administrator
        Emma initially started work at Balmforth to help cover Saturday work, but this has grown considerably and for the last few years, she has worked as a sales administrator assisting in the valuation preparation and setting up of the property files. In the Summer of 2020, Emma moved to her current position and now handles personnel, HR and recruitment. In addition, Emma carries out many support functions for the Partners and Directors. She also works to ensure Balmforth's compliance with a multitude of regulations, including GDPR and the need to train all staff across the spectrum of Property related legislation.

        Teresa Chambers - Accounts Administrator
        Having worked in the legal profession for over 12 years, Teresa joined Balmforth in the Spring of 2012 and now undertakes most of the account administration. This involves the daily bookkeeping work for the general operation of the business together with the operation of the client accounts and rental monies on the letting side of the business.

        Megan Gillingham MNAEA-Snr Sales Valuer Negotiator
        On Maternity leave - Megan joined our growing team in the Summer of 2013. Having previously worked on the rentals side of the business, Megan now has the role of Senior Sales Valuer & Negotiator and is based in our Mildenhall office. Megan carries out the majority of our sales valuations, together with sales viewings and negotiations. Having qualified as a member of the National Association of Estate Agents (MNAEA), Megan brings a breadth of qualifications and experience to the team. Megan works closely with Robert on both general sales listings and the many new homes sites that we deal with.

        Matt Barton - Sales Valuer 
        Based in our Mildenhall office, Matt joined our team in the Summer of 2016. Initially Matt started on the rentals side of the business as a letting's negotiator, until the Summer of 2020 when he moved to the sales team and took up his new role as Sales Negotiator. In addition to general sales viewings and negotiations, Matt has additional responsibly for specific areas including Isleham Marina and new sites. Matt's role in the sales department has continued to progress and he is now Sales Valuer with a senior role encompassing overall responsibility for valuations and listing. Matts confident and outgoing nature means that he quickly builds an excellent rapport with purchasers and vendors alike.

        Gavin Cox - Senior Negotiator (Com. & Res.)
        Gavin joined the Balmforth Sales team as a Negotiator in the Autumn of 2021. Gavin has lived and worked in the area his whole life and therefore brings a wealth of local knowledge. Gavin has considerable experience in financial services, which supports his sales role. As well as working on general sales, Gavin has specific responsibilities for the expanding commercial property division and sites coming on stream, which includes our substantial new park home sales. In addition, Gavin is our licensed drone pilot and provides exceptional imagery for our many sites and prestigious properties. At the beginning of 2025, Gavin became Senior Negotiator for Commercial and Residential.

        Charlotte White -  Sales Negotiator
        On Maternity Leave - Charlotte initially joined Balmforth's rental team in July 2015 before moving over to the Sales team as a Negotiator in the Spring of 2018. Charlotte is currently office-based, working in our Mildenhall office and the main part of her role is the progression of sales and carrying out the very important role of liaising between Vendor, Purchaser and associated Solicitors, to ensure a smooth transaction. In addition to this, Charlotte also assists with applicant management and other sales related administration, and assisting Robert on specific projects.

        Jordan Faulkner - Sales Negotiator
        Jordan joined Balmforth in 2018 and was a member of our rentals team based at our Lords Walk office. Jordan processed rental leads, carried out viewings, negotiated with tenants and landlords as well as processing the initial application. In addition, he carried out the base inspections and prepared inventories. In the Autumn of 2024, Jordan moved over to our sales team as a Sales Negotiator. He is now responsible for the carrying out of viewings, sales negotiations and the listing take on process. Jordan's experience in the property sector, along with his calm and professional manner, makes an immediate impact with our clients.

        Sue Williams - Sales Administrator
        Sue joined Balmforth at the beginning of 2025 as Sales Administrator. Having already worked in this role locally and living in the area for numerous years, Sue brings a wealth of knowledge and experience to Balmforth. Working in our Mildenhall office, the main part of her role is the progression of sales and carrying out the very important role of liaising between Vendor, Purchaser and associated Solicitors, to ensure a smooth transaction.         Having joined our busy Sales team in 2022 Angela assists with general sales and administration functions, in support of the sales negotiators. Angela has an in-depth local knowledge having lived and worked in the area her whole life. With our office open seven days a week, Angela is assisting with weekend coverage and boosting staff levels during the busier parts of the week. Angela's role includes dealing with leads, assisting with viewing appointments and follow ups as well as helping with the general sales documentation.

        Elsie joined our team in the autumn of 2024 having lived locally all her life. She attended Mildenhall College, then completed an apprenticeship in Estate Agency Customer care and joined us with three years' experience in the property market. Elsie's role involves property listings in which she has assisted in streamlining and improving the process to ensure our listings are of the highest quality. In addition to this Elsie arranges contractual paperwork, as well as other general sales administrative duties.

        Anna Flynn - Rental Negotiator
        Anna joined our growing rental team in the Autumn of 2024 and is based in our Lords Walk office adjacent to the USAF Lakenheath gate. She has lived all her life in this region and has a strong understanding of the local area. Having studied Geography at university she then qualified as a Meteorologist, providing her expertise and technical support for the British Military. Prior to this she also worked in relocation services for the USAF. As a rental negotiator, she therefore adds to the capabilities of our rental team in our letting services to both the USAF and UK rental market.

        Natalia Wierzynkiewicz-Senior Rental Administrator
        Natalia originally joined Balmforth on a work experience placement from Cambridge City College in 2013. At the end of her college placement, she continued to work part-time undertaking special projects for the business. In the summer of 2014, she was appointed to a permanent position for the listing of our rental properties. Her IT skills and background across various aspects of the business, has now led her working on various projects covering the IT elements across the various platforms and software necessary to support the business.

        Bianca Amoss - Senior Rental Administrator
        Bianca joined us in the Autumn of 2018 and now has a vast experience of working in our busy and fast paced rentals team. With Bianca's broad range of knowledge of our rental properties, she is perfectly placed to carry out property checks for our Landlord's, list rental properties and carry out a range of other administration duties within our rentals department. Bianca has a key role in ensuring all our documentation is compliant, as well as assisting in many of the functions for the smooth running of the office. In addition, Bianca will be assisting with rental valuations.

        Polly Patterson - Rental Administrator
        Polly joined Balmforth in January 2017 and is one of our most experienced administrators within our busy rentals team. In the Spring of 2023 Polly joined our sales team as a Sales Administrator and with her knowledge and experience she was able to step straight into her new role. Polly's role involved property listings in which she had assisted in streamlining and improving the process to ensure our listings are of the highest quality. In the Autumn of 2024 Polly returned to the rental team, based in Lords Walk, to assist with the lease signing process, processing rental leads and other valuable rental administration duties. These functions involve liaising directly with tenants and landlords, as well as the USAF housing office, to make sure the process is run as smoothly and efficiently as possible.

        Flip joined our busy rentals team in early 2021, as a Rental Administrator. Her main functions include administering the correspondence with utility companies, assisting with organising repairs for our rental properties together with general rental administrative duties. Flip brings a wealth of office administration experience, as well as being a local personality on the local radio station, Zack FM.

        Tiffany Foley - Rental Administrator
        Tiffany joined our team in the summer of 2021 to help out in our busy rental department. Tiffany has lived and worked locally up until 2023 where she relocated to America. However, Tiffany continues to work as part of the Balmforth team from the United States and has an Air Force background which brings an extra asset to our rental business which is predominantly to the USAF. As well as assisting with our 'out of hours services', Tiffany also covers general rental administration including rental listings, and some of the property repair functions. In addition, she provides support functions for the sales listings on the larger sites.

        Skye joined the Balmforth team in the spring of 2023, primarily in a rental administration role. Her family background is in development, and this has given her the perfect introduction to Estate Agency. As well as performing general rental duties, Syke carries out much of the rental photography, property measurement and floor plans. She has also assisted greatly in converting all our sales files to "paperless" and is continuing with this function on other aspects of the business. She also supports our sales activities on the larger sites we undertake.
