David and Mary Clayton set up Bassets in 2002.     When we have a potential buyer interested, our negotiation skills come into their own - this is where a good estate agent earns their fee!

    Our highly trained and skilled staff always aim to achieve the best price they can from a potential buyer. We ensure that any seriously interested buyers know that they are in a competitive situation, and we will always encourage them to make a good offer before somebody else does. Once we are near to agreeing a sale we will always qualify your buyer both by ensuring funds are available and also by checking the details of any chain.

    Only once we are fully satisfied with their ability to buy the property (and they have made an acceptable offer!) will we recommend that you take the property off the market.

    If we are able to generate more than one offer from proceedable buyers, we will talk through with you the potential advantages and disadvantages of each and work with you to decide on the best course of action to move towards agreeing a sale.

    Valuation

    The selling process starts with an accurate valuation. Choosing a challenging but realistic price is key to achieving a sale within the first few weeks, which in turn helps us negotiate to get the best price possible for you.

    Before visiting, we will have used various tools available through Rightmove, Zoopla and the Land Registry to analyse what has recently sold, and indeed not sold, in the local area which may be comparable to your own property.

    The valuation figure we recommend aims to take into account important factors such as the current state of the local property market, location, curb appeal, outlooks and views, size, condition and the quality of the fixtures as well as your own motivations and objectives for selling.

    SELL WITH NO FEE
    The Modern Method of Sale

    This more accessible route, creates a transparent platform for buyers and sellers combining the best aspects of traditional auction and private treaty sales. This method offers more realistic yet fixed timescales, opening up the market place for buyers and sellers looking to arrange mortgages as their method of payment. The exchange of contracts has 28 days to take place from the solicitors receiving draft contracts, whereas with traditional auctions, exchange usually takes place as soon as the buyer has won the bid.

    The Modern Method of Auction opens the auction market (once reserved for the professional investor or cash-ready buyer) up to residential buyers, creating a much larger market place and potentially resulting in more competitive bidding than via traditional auction.
