•Valuation - We will undertake a market valuation for you, free of charge, and report back providing all the information you need to make your decision about the service that best suits your individual needs as a Landlord.
•Marketing - It is our policy to actively Market through local press and directory advertising, the internet (via our web site and our links with other professional lettings sites), and personal follow up of all enquiries. Our 'To Let' boards, with their distinctive Emmerson logo, are a familiar sight in the locality and frequently generate enquiries. Many of our tenancies originate through personal recommendation from existing tenants.
•Letting and Management - We offer a variety of services to suit your needs as a Landlord. Once we find you a tenant, we will collect the holding deposit, undertake referencing, tenancy agreements, inventories and tenant check-in as required. We can undertake rent collection and monthly statements; and routine inspections, routine maintenance and day to day dealings with the tenant to ensure the smooth running of the tenancy. At your instruction, we can deal with your accountant in connection with your tax matters on the rental property and provide an annual statement on request.
•Re-Letting - At the end of the tenancy, we will advise you when the tenant gives notice, arrange the check-out if required, and re-market the property for you.
