    The Tenancy Deposit Scheme (TDS) is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.

    The Housing Act 2004 requires landlords and letting agents to protect deposits on assured shorthold tenancies in a scheme such as ours. We provide insurance backed tenancy deposit protection with free, impartial dispute resolution for when disagreements arise over how the money is divided.

    The Property Ombudsman (TPO) Scheme has been providing consumers and property agents with an alternative dispute resolution service for 27 years and provides consumers with a free, impartial and independent alternative dispute resolution service.

    Tenant Fees

    BEFORE YOU MOVE IN

    Referencing Fee ( Tenant's share): £190 (incl Vat) for up to one tenant. To include identity, immigration and visa checks, obtaining references from current or previous employer / landlord and any other relevant information to assess affordability.

    Additional Tenant Fee: £110 (inc Vat) per tenant for processing the application as above.

    Guarantor Fee: £110 (inc Vat) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

    Tenancy Set-Up Fee: £60 (inc Vat) Contract negotiation (amending and agreeing terms), arranging tenancy and agreement.

    Administration of holding the deposit as a stake holder and issuing deposit protection certificate £15 (inc Vat)

    Pet Deposit: returnable additional security deposit of £100 per pet, to cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.

    Pet Licence Application Fee £50 (inc Vat)

    The Lettings Process

    Finding your new home is an exciting milestone, we endeavour to make the process as easy and stress free as possible:

    1. You've viewed a property and have decided you would like to take it.

    2. Pay the appropriate administration fee to take the property off of the market.

    3. Complete your application form.

    4. Return your application with two forms of ID within 48 hours.

      (One piece of photographic ID & one proof of address i.e. utility bill).

    5. Leave the rest to us!

    What does the referencing entail?

    We use a third party referencing agency who, with your permission obtain a previous landlords reference, an employer's reference and carry out a credit check. 

    This process can take between 48 hours to a week, dependant on how quickly your referees respond and whether you require a guarantor.  Incomplete application forms will also cause delay.

    Why would I need a guarantor?

    If you are not on a permanent contract, on a zero-hour contract or do not earn a sufficient wage the landlord will request you to provide a guarantor, pay 6months rent in advance or on occasion both. 

    A guarantor provides both you as a tenant and the landlord peace of mind that you are financially able to proceed with the tenancy.

    When can I move in?

    At the start of the application process we will agree with you a 'proposed move in date', this is a provisional date- please do not arrange removals until your property manager has arranged and confirmed with you a sign-up appointment.

    Sign up appointments can only be confirmed once we have received your successful referencing report. 

     We will endeavour to work with you to your desired move in date where possible, however any sign-up appointments arranged later than two weeks of receiving your final report will be subject to a holding fee.

    What happens at the sign-up appointment?

    The appointment will take place at the office and will take approx. 30mins. 

    At this appointment, you will read and sign the tenancy agreement and receive the keys to your new home. 

     All tenants and guarantors will need to be present and your first month's rent and deposit will need to have been received and cleared prior to signing the Tenancy Agreement, alternatively the payment can be made during the appointment in clear funds i.e. cash/debit card (unfortunately credit and international cards are not accepted). 

    Please bring with you a copy of your 'Tenants Liability Insurance' with you as this is a requirement of the tenancy agreement.

    During your tenancy

    Subsitution of Tenant: £120 ( inc Vat). Should any tenant on the agreement wish to vacate the property, upon completion of the fixed term and be replaced by a new applicant ( subject to referencing) a fee will be required from the tenant in addition to the application fee, to cover the cost of processing the application, associated paperwork, referencing and return of the original deposit and the collection of the new deposit.

    RENEWAL FEE (tenant's share): £50 (inc Vat) Contract negotiation, amending and updating terms and arranging a further tenancy agreement.

    Communication is key and as a Managed Client you will be allocated a dedicated Property Manager who will be the primary point of contact throughout the tenancy for both landlords and tenants. This allows our Property Managers to build strong relationships and add those personal touches, we also have in house accountants and a handy man.

    We understand that tenants choosing to rent quality property no longer see themselves simply as tenants but also as customers, expecting good customer service as well as a home. Our Landlord's look to us to provide a service that protects the relationship with their tenant, but that also ultimately protects their own interests during the tenancy ensuring they get the most out of their investment.

    Our Property Managers are qualified professionals who are passionate about providing the highest level of customer service as well as giving honest, constructive advice to both landlords and tenants.
