    Once a property has been selected, an administration fee will be required (see schedule of charges below). Application forms will be issued.

    The Next Stage

    Your application form will be processed. Once the referencing is complete, we will email confirmation of the tenancy details. The agreement will be drawn up and you will be asked to make an appointment to sign your contract, collect keys and other documentation relating to the tenancy.

    Please note in the event of the tenancy not proceeding, the administration fee will not be refunded.


    We will draw up the Assured Shorthold Tenancy Agreement for either 6 or 12 months.

    Payments due

    The rent will be due in advance to taking the property, and paid from the start date.

    Deposits are calculated at 1 ½ times the monthly rental. This will also be due in advance and will be held in the Tenancy Deposit Scheme (TDS)



    We strongly advise tenants to take out Contents and accidental damage insurance.


    Let Solutions Ltd will notify the relevant authority and utility companies of tenant details at check-in & check-out.

    Advance Reservation

    If an applicant wishes to reserve a property for more than twenty eight days from the reservation date (the date they pay the administration fee) they will be asked to pay the equivalent of one month's rent in advance. This money will be non-refundable if the applicant withdraws from the application process at any stage.

    Council Tax

    We provide council tax band details for all our properties. You can find more information about council tax and thecharges for each band at the Canterbury City Council website.

    Graeme Wall
    Educated at Millfield School in Somerset, Graeme went on to achieve a Bsc (Hons) from the London School of Economics. After leaving University he worked in his family construction business for 6 years before moving to Kent to join Ward Holdings PLC.He became the Sales and Marketing Director of Ward Homes and gained a great deal of experience in the property business. He later joined the main board before leaving the company in 2001 to set up Let Solutions.Graeme is a qualified member of ARLA and NAEA. He is married to Claire and has 3 children - his hobbies include golf, rugby and music.

    Alex Flisher
    Alex Flisher has been part of the Let Solutions team since 2005, taking a break in 2008 and returning in July 2011. Alex has gained a great deal of experience in lettings and property management over the past eight years and offers a professional service to landlords and tenants. She holds the ARLA Foundation Competency Test Award.Alex is an avid reader, she enjoys keeping fit and spending time with her family especially her son Max.
