    At Lextons we make selling your home as simple as possible. From the moment you appoint us, we'll be by your side, guiding you through every step. With clear and honest communication, we work with enthusiasm and determination, all the way to completion.

    We always create a tailored strategy for each of our clients but if you're wondering how a sale progresses from valuation to completion, here is our eight-step guide to selling your home.

    Step 1: Valuation

    With in-depth local knowledge, our valuers will accurately value your home to ensure your home sells quickly for the best possible price.

    Step 2: Instruct a Solicitor

    When you're ready to put your home on the market, you'll need to appoint a conveyancing solicitor. Ask around for recommendations, or speak to us and we'll be happy to provide a list of local solicitors that we regularly work with.

    Step 3: Market your Property

    We'll create a tailored marketing strategy to maximise the exposure of your property, ensuring it gets seen by all the right buyers.

    This typically includes a range of online marketing and we'll showcase your property on both our own website and the most popular online property portals such as Rightmove and Zoopla.

    We'll also create full colour property details for your home with professional photography and floor plans to show off your property. Then we'll use our extensive database to contact those buyers we know are keen to buy properties like yours.

    Step 4: Accompanied Viewings

    We always offer accompanied viewings for our clients to make the process straightforward and stress-free. Because we take the time to get to know every inch of your property, we can clearly and fully answer any questions buyers might have.

    We can even arrange evening or weekend viewings to give as many buyers as possible chance to view your property while always fitting in with you and your home life.

    Step 5: Receiving Offers

    We'll let you know about every offer we receive, both verbally and in writing. We'll also provide all the relevant information about the buyer's ability to proceed to help you make an informed decision.

    At this stage, we're always on hand to offer advice, helping you decide which offer to accept and will negotiate with buyers on your behalf to help you achieve the best possible price.

    Step 6: Offer Agreed

    Once you've accepted an offer, we'll prepare all the necessary paperwork and will make sure everything is in place to ensure the sale progresses smoothly.

    Your solicitor will work with the buyer's solicitor to arrange searches and surveys. We'll also work closely with your solicitor to ensure all parties are kept up-to-date throughout.

    Step 7: Exchange of Contracts

    Once the solicitors have completed all their enquiries and formal processes, it's time to exchange contracts. Both the buyer and the seller will sign a contract and at this stage the buyer will be required to pay a deposit (usually 10 per cent of the purchase price), which will be transferred to your solicitor. A completion date is then agreed between the buyer and the seller.

    Step 8: Completion

    At completion the buyer's final 90 per cent payment will be transferred and once the money has reached your account, the sale is complete. Your solicitor will advise as soon as this happens and will contact us so that we can release the keys to your buyer.
