    Richard & Merril Cleal, Principals of Martin & Co St Albans, launched the local office in 2010 and remain hands-on in the day to day running of the business.       I own 2 flats in St Albans, which I am letting out through Martin & Co. I switched to Martin & Co. from another letting agent that I was having problems with, and it was the best decision to make the move. Richard and Merril are first class, really outstanding service, nothing is too much trouble. They get the basics right (simple things like consistently paying the rent onwards to the landlord's account on time every month, which believe it or not my previous agent could not get right!) and also go the extra mile and are fully on top of things like contacting the landlord and tenant well in advance of renewals of lease, etc, to make sure everything is organised. I was in particular extremely pleased with work we needed done to the flats that they co-ordinated - they have great contacts with local suppliers/workmen, which ensures good quality and cost-effective service. They also provide very much a 'consultative' service (in comparison to other agents) and took the time to work with me as landlord to do a proper assessment of the market before advising on achievable rental rates, and then when it came to negotiating with tenants they didn't just recommend taking the first offer to keep their lives easy, they really pushed for the maximum rental achievable. All in all, a huge breath of fresh air, I highly recommend them, you will not be disappointed.
