    Some good ideas for buyers

    1. Speak with your mortgage consultant to arrange the best loan to suit your needs.

    Prepare a short list of locations that suit your lifestyle. Keep in mind affordability and accommodation requirements.

    Research sales in those preferred areas using The Dorset Echo, The Dorset Magazine, The Bridport Herald, The Blackmore Vale Magazine and local publications. Ask for local knowledge. Inspect every property in your preferred area so you have a feel for the price

    4. Develop a relationship with one of our Property Consultants here at Meyers Estate Agents specialising in your personal property search. The agent will be able to offer additional advice and also alert you to new listings before they reach the media.

    When you find a property that suits your requirements, ask your agent to send a copy of the memo of sale contracts to your solicitor or conveyancer.

    6.
    We recommend that you arrange a Home Buyers Survey to make you aware of any major defects and pest concerns eg: wood boring insects, damp.

    Following your solicitors or conveyancers advice on the sale contract and taking into consideration the building and pest reports, you are now able to make an informed decision to proceed with an exchange on the property and arrange moving dates through the legal teams. Exchange usually happens about a week or two before completion.

    8.
    If you are bidding at an auction, we recommend you read the Office of Fair Trading's "Bidder's Guide" before you attend any auction.

    9. Set up an early call on completion day to your solicitor and request that your case is completed as soon as possible so that you don't have a long drawn out day.

    10. On completion day, your solicitor or conveyancer may request that you pick the keys up from the Estate Agents office. This is to ensure that the property clear and ready for you to move into when the previous owner has departed from the property.
