We fully understand the fears and concerns involved in renting a property. At Michael Gould's we make every effort to make this journey as smooth as possible. Our landlords deserve good tenants but equally our tenants deserve good landlords.
We fully accompany all our viewings which enables us to chat to you and match your needs. Once a property has been found we will invite you to come into the office and talk through the process.
We require five weeks rent as deposit against any damage or dilapidation's. (Tenants are responsible for payment of council tax, water rates, TV licence, phone charges, gas and electricity bills etc as well as the agreed rent). The deposit will be refunded at the end of the tenancy, subject to any liabilities incurred during the tenancy.
Rent is always paid in advance so we require one month's rent to be paid at the start along with the one and a half months' deposit. This must be paid in cash or by bank transfer. Future rent payments must be paid by standing order on a monthly basis the first payment becoming due one month after the tenancy start date.
The agreement will be an Assured Shorthold Tenancy agreement which needs to be signed on or before the tenancy start date. The tenancy will generally be for a fixed six months' term and you WILL BE committed to the property for this period. Towards the end of this initial period we will contact your landlord and if he/she is happy to offer you an extension and of course if YOU wish to remain in the property we can prepare the relevant documentation.
If Michael Gould Lettings are managing a property on behalf of the landlord we use an independent agency to prepare a comprehensive inventory/schedule of condition which will be given to you for checking at the start of tenancy. We carry out three monthly routine inspections of the property during the initial six months term, (and during every future six monthly extension). At the end of the tenancy we will carry out an inventory check to ascertain the condition of the property before the deposit is returned to you. We will always endeavour to be FAIR between the parties and fair wear and tear will ALWAYS be taken into account.
If the property is managed by Michael Gould Lettings all repairs and problems, must be reported to our office and we will make the arrangement for any (necessary) works to be carried out. We have a team of qualified contractors at our call and will ALWAYS use our best endeavours to ensure that problems are dealt with as speedily as time and circumstance allow.
