    The Landlord
    We offer a more bespoke, individual service to our landlords but as a guide :

    Full Management:
    10% of each month's rent plus VAT.
    New Tenant fee and inventory £300 + VAT

    Included within the Full Management Fee is:
    • Advertising & generally marketing the property 
    • Interviewing prospective tenants and instructing an independent company to carry out full references. 
    • Preparing the Tenancy Agreement necessary for our landlord to gain the relevant Rent & Housing Acts.
    • Taking a deposit from the tenant to be held by the Deposit Protection Service until the end of the tenancy when the property and contents have been checked for unfair wear and tear.
    • Collecting the rent monthly and paying over to the Landlord monthly less any fees or expenses 
    • Regular inspections of the property. Responsibility for the management of an empty property is not included. 
    • Co-ordination of repair & maintenance

    Introduction Only:
    100% of the first month's rent plus VAT

    Included within the Intro Only Fee are: 
    • Advertising & generally marketing the property • Interviewing prospective tenants and instructing an independent company to carry out full references 
    • Preparing the Tenancy Agreement necessary for our landlord to gain the relevant Rent & Housing Acts 
    • Completion of a pre-move in inventory 
    • Taking a deposit from the tenant to be held by the Deposit Protection Service until the end of the tenancy when the property and contents have been checked for unfair wear and tear.

    As a Landlord, you are legally required to have the following which we can assist with organising:
    • Energy Performance Certificate - lasts 10 years. We can arrange for £100 (no VAT)
    • Landlord Gas Safety Certificate - must be renewed annually.
    • EICR - An Electrical Installation Condition Report - lasts for 5 years
