    Our city centre team of around 40 are based at 1 Dock Street, just across the bridge from the Malmaison Hotel. When we moved here in 2005, it was an unfashionable part of town but just a few years later, we feel as if we're right at the heart of things.

    One Dock Street is home to our accomplished team of rentals negotiators, our customer services and property management teams. Our commitment to our clients and customers is evidenced by our working week - we are open until 8pm four nights a week and over 62 hours a week in total, 25% longer than our nearest competitor.

    Voids
    We don't 'do' empty property and work extremely hard through a process which starts 10 weeks ahead of tenancy expiry, to ensure that we are in control. Since 2007, we have managed to maintain an occupancy rate in our portfolio of over 99%.

    Rent level
    We have a long-term commitment to the market and have felt for a long time that rent levels are not where they should be in a city of the scale and dynamism of Leeds. We work hard to ensure that rents are at a commensurate level and other agents follow our lead.

    Arrears

    We employ a firm but fair approach to rent collection- with the very rare exception of a property which is genuinely un-occupiable, there is no justifiable reason for the non-payment of rent.

    As at November 2017, our arrears were at 0% of current rent roll and we generally maintain arrears at around 0.2%.

    Maintenance costs

    Unlike the vast majority of our competitors, we do not profit from maintenance either through mark-up or secret profit. We obsess about keeping maintenance costs as low as we can and even employ a handyman without minimum charge.

    Our job is to minimise your costs and maximise your income.

    Out of hours emergency
    For out of hours emergencies, call the relevant number listed on page 10 of the tenants handbook. A typical call out charge is a minimum of £120 (inc. VAT) and you will be liable for this charge, plus any labour costs, if you call the out of hours service with an issue which is not an emergency.

    Holly is the Acting Rentals Manager at the city office and enjoys her busy and varied job and working with people who always have a positive and encouraging attitude. You can usually find Holly out shopping, sipping cocktails and enjoying great food. She likes exotic holidays and spa days but, dislikes traffic, her alarm calls and doing the dishes.

    Spencer is a Senior Rentals Negotiator at our city office and he likes the people he works with and is particularly interested in visiting new developments in the city. You can usually find Spencer playing rugby or out and about around Yorkshire. He likes travelling and sport but, dislikes egg based food products!
