    Mosley Jarman was established in June 2011 by owners Nick Mosley and Ian Jarman, opening its doors in the heart of Bramhall village. From the outset, we set ourselves apart by delivering exceptional service and meticulous attention to detail, quickly becoming a market leader in the local area.

    There is no legal definition for the criteria of furnished, unfurnished or even part-furnished properties in the UK. These are terms, which have evolved through practice, but there is no industry standard.

    As a guide:

    Unfurnished - Many tenants, as they are mobile bring their own furniture and prefer to use their own items, particularly beds. Generally, unfurnished means that other than carpets, window coverings (blinds and or curtains) and white goods, the property will have nothing else.

    Part-furnished - In addition to the above inclusions, certain pieces of furniture may be left such as a sofa, a table, a set of drawers, but not enough to fully furnish a property.

    Furnished - It's to the Landlords discretion and to some extent negotiation with a tenant as to the standard and amount of furniture provided but furnished is in essence everything needed to make a home liveable.

    Legislation

    Gas Safety Check- In accordance with the gas safety (installation and use) regulations 1998 the Landlord is responsible for ensuring that the gas supply to the property, and any gas appliances within, are safe. This must be achieved by having a safety check carried out by a GAS SAFE registered engineer.

    Electrical Installation Condition Report (EICR) - In accordance with the electrical equipment (safety) regulations 1994 & the plugs and sockets etc. (safety) regulations 1994 checks should be carried out by a suitably qualified electrician and a safety report issued. This safety check must be carried out at least every 5 years.

    Fire Safety - With effect from 1st October 2015 there is a minimum requirement of one smoke alarm on each level of the building and where there is a 'solid fuel' burner, a carbon monoxide alarm (CO2) is also required.

    The Energy Performance of Building Regulations 2007 - Since 1st October 2008, all properties marketed for letting need a valid Energy Performance Certificate (EPC). The EPC is valid for 10 years.

    For those looking to rent a property we can offer a friendly and knowledgeable service to assist you in finding the perfect home quickly and easily.

    Most of our properties are offered on fixed term tenancies from 6 months to 3 years. There may be some exceptions whereby Landlords will require a minimum 12-month tenancy or some that may consider shorter term lets.

    All tenancies are subject to the completion of satisfactory references.

    To rent a property, our reference agency applies an 'affordability calculator' when reviewing a proposed tenant.

    To ensure you can afford a property, if you multiply the monthly rent by 30, this will give you a figure, which must be covered by your income, either solely by one applicant or split between the proposed tenants. e.g., The affordability calculator mentions a figure of £30,000. This can be covered either by one person who earns £30,000, or if it is a joint application for two people, then both applicants can have a combined income of £30,000.

    If you are self-employed, your accountants' details will be required, and three years accounts will be needed.

    Upon completing the referencing process, you will be able to confirm a move-in date.

    Ahead of your move-in a full inventory of the property will be undertaken and we will also request your first months' rent and security deposit, which is normally equivalent to five weeks rent.

    Tenancy Agreement

    When making an application for a property through Mosley Jarman, please be aware of the following:

    Minimum age

    To be a named tenant on a Tenancy Agreement, the applicant must be 18 years old.

    Permitted Occupiers

    Anyone under the age of 18, who will be living in the property can be listed as a Permitted Occupier. This means that it is acknowledged that they live in the property. Permitted Occupiers have got no legal rights within the property and as such are not referenced during the application process.

    Sole Application

    An application made in one individual name.

    Joint Application

    When two applicants make an application, then the tenants are classed as 'Joint and severally liable', which means that both parties are legally responsible for the rent, so one party moves out, but remains on the tenancy agreement, they are both still legally responsible.

    In this instance, if one party moves out and wants to be removed from the tenancy, the tenancy would have to be dissolved and re-created in the sole name of the remaining tenant. This would be subject to the remaining applicant/tenant passing the referencing/affordability criteria.

    Company Applications

    A company can make an application to rent a property to accommodate an employee or employees. This means that the company will be liable for the rent, associated property costs (utility suppliers) and deposit.

    With the application being in the name of the company, the application would have to be submitted by one of the company's named Directors/company signatories. The Tenancy agreement would also have to be signed by the Director/Signatory.

    As the tenancy agreement is in the name of the company, the occupants within the property can change during the tenancy period. This is not uncommon, and although the agent will ask the company to keep them informed of any changes, this does not always happen.

    References are undertaken on the company.

    Where the tenancy is in the name of a company, the agreement would not be an Assured Shorthold Tenancy (AST), it would be a Non-Housing Act Tenancy.

      Energy Performance Certificates

      Current legislation requires the mandatory production of an Energy Performance Certificate (EPC) by the seller of domestic housing. It is necessary to produce a valid certificate or face a fine for non-compliance.

      The purpose of an EPC is to display to potential purchasers your home's energy and carbon efficiency. Its overall rating is calculated using a scale of A-G. If your home is very efficient it will receive an 'A' rating and if it is not very efficient it will be placed in band 'G'. The EPC reveals the footprint that your home has on the environment but also it shows the potential your property has to improve its energy efficiency and its rating. Around 27% of the UK's carbon dioxide comes from domestic homes. The release of carbon dioxide is said to contribute to climate change.

      We can introduce you to an EPC provider or alternatively you can appoint your own.

      Ben Foster - Bramhall Branch Manager 
      After starting his working life in Cape Town in the furniture industry, Ben started his property journey over 20 years ago in Bramhall, working for a corporate agent. After progressing to Branch Manager, Ben ran offices in Altrincham, Hale and Wilmslow but eventually became frustrated by the lack of autonomy and ability to really influence the direction of the corporate businesses. He was then approached by Julian Wadden in Didsbury to set up a new office, and within a few years became a company Director and the market reading agent in that very fast paced environment. After nearly 10 years in Didsbury, the business was sold to another large corporate agency, so Ben and Nick connected through a shared vision of being part of a dynamic, independent agency and the time came for Ben to return 'home' to his first and favourite market, Bramhall.Ben lives in Marple Bridge with his wife Sue and their 3 girls, Alice, Ella and Maddy. They all enjoy the outdoors, good food (especially BBQ's) and Ben plays competitive squash, enjoys running in the hills around Marple and is a convert to cold water therapy!

      Melanie Owen - Negotiator
      Melanie began her journey into the property industry at 15 years old, conducting a week's work experience in estate agency. Following the completion of her GCSE's at Hazel Grove High School in 2018 she continued with her new found passion, working part-time as a sales negotiator each Saturday & during the school holidays. Melanie became a full time sales negotiator in June 2020 after completing her A-Levels at Aquinas College and has since gained a variety of experience across the industry. Melanie became apart of the brilliant team in the Bramhall office in March 2022, after living locally for the duration of her life. Drawing closer to her goal of buying her very own property, Melanie is excited to experience the purchasing process first hand!       Mark lives in Cheadle Hulme with his family and two Hungarian Vizsla's. Mark has lived in and around the Bramhall/Cheadle Hulme area most of his life. He spent his education years at Pownall Green and then Bramhall High School. Having started within the property industry in 1986, Mark's first task everyday (back then) was to pick litter up outside the office and put the flag up the flagpole, a good grounding!!!. Having moved through the ranks within the industry and gaining valuable experience and knowledge along the way, Mark now has over 30 years' property experience and is a member of ARLA.

      Oscar started his educational journey at Shrewsbury Boarding School, where he gained a foundation for a well-rounded life. His career started at a local, corporate Estate Agent where he gained experience in liaising with tenants and property management. He joined Mosley Jarman in 2023 as he wanted to expand his knowledge into other areas of the lettings process and assist landlords and tenants throughout their tenancies.
