    We are an independent, local and family owned business with a team of 25 knowledgeable and dedicated staff. We run both a sales and letting agency; giving us both breadth and depth in the local property market.

    Our team at Property Shop simply want to sell your home in the shortest possible time; for the best possible price with the least possible stress for you. We will work tirelessly to deliver the house-selling experience we believe all our clients deserve.

    We ensure that your home is seen by as many of the right people at the right time by listing your property on over 60 property portals including Rightmove, Zoopla and OnTheMarket. We also offer, as standard, Rightmove Premium Listings.

    To ensure that your home is seem in the best possible light we provide professional photography and detailed floorplans as standard.

    We also offer same day accompanied viewings 7 days a week, including evenings. If you choose, viewings will be carried out by one of our team. They will have a detailed knowledge of both your property and of the local area.

    Feedback, and in fact all communication, is provided as often as you require. You will always speak to one of the team; we do not use call centres.

    And finally, to ensure that sales can progress as quickly and smoothly as possible, we financially qualify all potential purchasers before any initial viewings.

    Step 2: Register your requirements - We know the local property market inside out. Tell us what you are looking for and we will find it.

    Step 3: Finding your dream home - We will search our database and text, email or call you about properties that meet your criteria. Keep an open mind, putting your stamp on a house could unlock its potential. Location, location, location is key!

    Step 4: Legals made easy - We can manage the legals and provide a total service.

    Step 5: Making an offer - You have found your ideal home - great news! We will put forward your offer to the vendor.

    Step 6: Agreeing a sale - Your Account Manager will prepare a memorandum of sale, confirming the details to all parties. We will keep you updated during every stage of the process.

    Step 7: Survey and mortgage offer - Your mortgage lender will survey the property and advise on the value. If satisfactory, a formal offer is sent to you and your solicitor.

    Step 8: Exchanging contracts - The exchange happens after searches are received, enquiries answered, mortgages in place and any preliminary work completed. Once you have exchanged, you have committed to the sale and a completion date will be agreed.

    Step 9: Completion - Once the vendors solicitor has cleared funds we can release keys to you.

    SURVEYING
    DAMP AND TIMBER SURVEYS - This is one of the most common specialist reports which is regularly requested as part of the home buying process. A mortgage company will often ask for a damp and timber report as a standard requirement, so they can be satisfied that your building is free from excessive moisture, wood boring insects or wood rotting fungi.

    HOMEBUYER SURVEYS - This type of survey follows  a precise format set out by the Royal Institute of Chartered Surveyors. The report includes all the major sections of a property that are clearly visible to the surveyor. The aim of this survey is to provide a snapshot of the overall condition of the property and to identify which aspects are in need of further tests or more specific investigation.

    BUILDING SURVEY - This is a  far more detailed and bespoke survey. The cost of a Building Survey can vary, dependent on the size and condition of the property. The extent of the report is very much bespoke, and the remit and cost is to be agreed at the outset between the Surveyor and the Client.
