    Free Valuation

    When you book a valuation, one of our experienced valuers will meet you at the property to advise you on the presentation of your property and carry out an initial market appraisal in order to inform you how much monthly rent could be achieved.

    An initial visit to the property to provide advice on the presentation of the property and an appraisal of the open market value is given.

    Our Managed Service

    Properties are marketed from our four branches and viewings can be arranged at any of the office, by telephone or e mail. We have dedicated accompanied viewers who are available seven days a week.

    Once a tenant is interested in renting your property a full application is completed, this is then put forward to you and if you are satisfied with the application we then move forward to fully credit search and reference the tenants. These references are carried out by Homelet. Once satisfactory references are obtained, then we arrange a tenancy commencement date.

    The tenancy is an Assured Shorthold Tenancy and this is usually for a six month fixed term initially. A full Inventory is carried out prior to commencement.

    The first month's rent and bond/deposit is collected on commencement of tenancy and we will hold the deposit as stakeholder under the terms of the TDS

    Inspections & Inventory

    Inventories are carried out on managed properties and is a schedule of condition of the property both internally and externally, together with photographic evidence.

    Once the tenancy has commenced periodic inspections are carried out throughout the tenancy and reported to you, giving you peace of mind that your property is being looked after at all times.

    Find A Tenant Service Only

    Properties are advertised and viewings arranged, when a tenant is found the process of full credit search and referencing is carried out by Homelet. Once satisfactory references are obtained we then prepare the Tenancy Agreement which is an Assured Shorthold Tenancy.

    The first month's rent and bond or deposit is collected on commencement and then paid over to the Landlord. The Landlord is responsible for placing the bond/deposit in an approved Tenancy Deposit Protection Scheme - a Custodial Scheme where a third party administrator holds the deposit or one of two insurance backed schemes.

    Viewings
    Our offices are open seven days a week and viewings for all our properties can be arranged by telephoning our office or e mailing any of our 4 local offices. If the property is unoccupied we accompany viewings 7 days a week.

    Apply
    An application form will need to be completed by each tenant over the age of eighteen years. Application forms can be collected from one of our branches or downloaded by visiting out website www.richardkendall.co.uk

    Application and Charges

    Once you have decided to apply for a property we will give you an Application as well as an Individual Application Form per person to be completed.     CHARGES

    Credit Check & Reference Fees

    When applying for a rental property we will require £60 per application, per property, inclusive of VAT, to cover the credit check and reference fees.

    Guarantors

    If a Guarantor is required, a charge of £60 inclusive of VAT is also applicable per application, per property.

    Administration Charge

    Upon satisfactory references, then we require a Tenant's Start of Tenancy Charge of £185 inclusive of VAT to cover 1 or 2 applicants.

    On the day the Tenancy commences the Tenant(s) will pay Richard Kendall £185 including VAT. This charge contributes to the preparation of the Tenancy Agreement, with a one-to-one meeting of an explanation of terms on the day of sign-up, registering the deposit and supplying a photographic inventory for the property. It also contributes towards the ongoing queries throughout the term of the Tenancy, where applicable. A further £30 inclusive of VAT per applicant is charged for 3 or 4 applicants. In certain circumstances, we may require a Guarantor fee of £60 inclusive of VAT per guarantor.

    THE TENANT(S) WILL PAY NO FURTHER STANDARD CHARGES TO RICHARD KENDALL ESTATE AGENT DURING THE TERM OF THE TENANCY, INCLUDING THE RENEWAL OF THE FIXED TERM TENANCY (SUBJECT TO THE LANDLORD'S APPROVAL), WHERE APPLICABLE.

    Simon Kendall MARLA - Partner
    Having initially turned his attention to cookery in the early stages of his education, whilst this is still a passion, Simon joined the family firm over 20 years ago, learning the ropes of estate agency from the administration office duties, sales, lettings and then ultimately valuation. Simon headed up the Valuation department for a number of years before taking on the role of Partner in our lettings department. Here the rental team have continues in their success and now manage nearly 800 properties and finding tenants for landlords all over the Wakefield area for 500 more each year.
