Credit Check & Reference Fees
When applying for a rental property we will require £60 per application, per property, inclusive of VAT, to cover the credit check and reference fees.
If a Guarantor is required, a charge of £60 inclusive of VAT is also applicable per application, per property.
Upon satisfactory references, then we require a Tenant's Start of Tenancy Charge of £185 inclusive of VAT to cover 1 or 2 applicants.
On the day the Tenancy commences the Tenant(s) will pay Richard Kendall £185 including VAT. This charge contributes to the preparation of the Tenancy Agreement, with a one-to-one meeting of an explanation of terms on the day of sign-up, registering the deposit and supplying a photographic inventory for the property. It also contributes towards the ongoing queries throughout the term of the Tenancy, where applicable. A further £30 inclusive of VAT per applicant is charged for 3 or 4 applicants. In certain circumstances, we may require a Guarantor fee of £60 inclusive of VAT per guarantor.
THE TENANT(S) WILL PAY NO FURTHER STANDARD CHARGES TO RICHARD KENDALL ESTATE AGENT DURING THE TERM OF THE TENANCY, INCLUDING THE RENEWAL OF THE FIXED TERM TENANCY (SUBJECT TO THE LANDLORD'S APPROVAL), WHERE APPLICABLE.
